I was under the impression that when the realtor typed the info for a new listing onto their site it also went to realtor.com (and others). Apparently I was wrong and am just wondering how it works,

This came up because a new realty sign went up down the road a week ago. This week I started looking for it on-line. Finally it showed up today on Realtor.com(under the wrong zip and with no mention of a lake) but it is not on any of the local realtors web sites including the listing agency. And it is not on the hot list.

Just being curious.

Here listings go from office to realtor association. There's usually a lag time of a week before hitting Realtor.com and the other realty web sites. We have 72 hrs to get listing turned in and it's all processed electronically. The personal office website has nothing to do with all the rest

That, plus the infamous "pocket listing."

Where the sign will be in the yard and on the agent's website but not entered on the mls.

I still do not understand. Sorry,

I thought the agent is at the home, gets the listing, puts up the signs. Back at the office some form or another is filled out and the information goes to the area association (who complies the 'hot sheet' and then to the national listings. At the same time it goes onto the local agency website.

What I don't understand is how it can be published by the national sites (like realtor.com or frontdoor) before it is even on the association list or the local list... by a number of days.

Let me rephrase that. I understand the delay before it is picked up by the national listings. What I don't understand is why it is not on the local agency listings after over a week.

Now I understand. The local agency is not updated by Realtor.com or the local MLS. As a rule the agency's webmaster or even the local agent is reponsible for maintaining their listings.
