    Crazymaggiemay asked me to talk about what the marketing strategy of my new broker is. I think it would be neat for us all to share!

    She is putting my house in a full color ad in a newspaper (Milwaukee Journal), as well as in two other neighboring counties (I am on the border of about 4 counties and she thinks a lot of people don't really think about this town). I will also be in home magazines.

    She is sending out postcards when it is listed. These will go out to her previous clients and whoever else is on her mailing list.

    She is sending a fax to all First Weber offices as soon as it is listed.

    she is going to do a tour of my home with the two closest first weber offices (their realtors). She has already contacted one of them and the staff their plans to come through.

    She has family in this town and will tell them all about my house in case they know someone.

    I will be on MLS (of course) as well as her personal website. She is going to retake all my pictures and make sure that they show off my house well (my old pictures never were very good).

    I have an exposed ranch, so it looks small from the front, which I think has made people not interested (especially when I had no interior pictures for so long!!!) She is trying to think of a way for people to see that it is not as small as it looks. (Maybe a sign in front).

    I'm probably forgetting some things!
    I was excited because she has been the top or second producer in her office since she started. Her average days on market is 16. She said she has never had a listing expire!!!! (I asked her how long she lists for lol).

    It sounds like your realtor is on the ball with a broad based marketing plan. The only suggestion I have is that she expand her postcard mailing list to include homeowners in zip code(s) of neighborhoods whereby the demographics and home prices are such that the homeowner may aspire to upgrade to a home like yours.

    Thanks for posting this Kally.
    It sounds like she will be on the ball.

    I tend to agree with Jewel about the postcards.If she could do a mass mailing to a targeted demograhic she may get more results.
    I don't know the specifics of your listing of course but I was remembering when I lived in an apartment there was a local realtor who sent out postcards to the apartment dwellers for listings of starter homes with brief information related to the house note being similar to what rent was costing.
    I'm imagining this was a succesful marketing strategy because over a years time we got several of these postcards with different listings.
    If it wasn't cost effective I'm pretty sure he wouldn't have continued to do it.

    Since she wants to target surrounding communities this may be effective for her also,just something to think about.

    Post some pictures here, too. Perhaps some landscaping suggestions can make your house seem not so small from the front. Also, post some interior pictures for some input.
