    The home markets in Alaska have been effected very little from the national foreclosure crisis. However I am concerned that it will catch up with us also.

    My husband and I would like to sell our condo within the year. It is 1,400sq ft, 2bd, 2.5ba, 1 car garage, and private yard. The units are side by side, with 5 per building and approx. 12 buildings within the complex. Our current association dues are $198. I would like to sell as quickly as possible, as our purchasing a desired home would be contingent on selling our home first (is that possible?). What would be some ways to give us an edge over the other condos in our association that are for sale? Our home does have some upgrades to flooring and molding around doors and baseboards, new doors, new paint, as well as a large private deck in the back yard. I had planned on offering potential buyers, that with a full price offer, to pay for the association fees for the first year as well as an allowance of $1,500 for upgrades if they want to paint or change the carpets or wood flooring, etc. I had planned on getting new countertops in the kitchen and maybe new flooring in the bathrooms, should I spend the money? We purchased our home in 2004 for $130K, the units are currently going for $170-177K. What would be a reasonable price to sell at? We are located near the army and air force bases so multiple units are frequently for sale at the same time, but sell within 50 days average (what our realtor found out by looking up older mls listings in the association). What would be attractive to a military family in search of a home? We are also factoring in that we purchased with a 5/1 arm, which will be up come Feb. 2009 so we want to be gone before then. We have also discussed selling it FSBO, a wise idea or not?? So many questions, any help or wisdom is greatly appreciated. Thanks.
