Just found out the place across the road from us is being listed. It belonged to an old woman and had been in their family for years. It has 40 acres- not fenced at all, an OLD home which has never been updated- wierd layout- no front door, no outbuildings and is under the Williamson Act so land is used for agricultural use only. So, my question is: could this hurt us or help us? We are supossedly priced the same- have not seen it online, but this is what the realtor told us. We only have 7.5 acres- fully fenced. multiple outbuildings, trees, MUCH bigger home and clinic. I am hoping that it will draw people and then they will realize we are for sale too! Oh yeah and we have irrigation water and it looks like that place does not. Any thoughts????????
It may help but that depends on price and what people are looking for .Some people just want land .I see it here all the time .They figure they will low ball since it needs work and hopefully get the family to come down a lot in price .You never know what will happen when it comes to something like that .Her family may take a low offer just to get rid of the place and settle the estate if that is what it is.I was in that situation a couple of years ago .In laws passed away and house was a little dated but had a bigger lot than all the houses around it and listed it ,after lots of sprucing up and lots of landscape work I did myself.Well house got an offer and it sold for 10 thousand dollars less than other houses but you take what you can get to settle the estate .Nothing was owed on the house so family wanted a fast sale .So that could happen in your case too .Fast sale is always better than no sale to a family waiting for there settlement .The family rules the sale .
I agree w/sissy. However, there will be folks like me too. I would be more interested in how much land I could get for the same price if the land is good in both places. Since we are handy, we could always fix up an exsisting house & put up out buildings...not a problem for us since it would be DIY...but those that aren't handy...might not even look at it cause all they would see is $ $ $ to fix.
From your descriptions...they are two different kinds of properties...two different types of buyers will be interested. BUT someone seeing either of them could mention the other property to a friend or relative that would be interested. So IMHO, any additional traffic in the area is good!

I don't think the two properties are comparable, except for the amount of land and what the buyers are planning to utilize all that land for. For me the multiple buildings the fences are by far more convenient that all the land in the world that is not even fenced. and an old house that I probably would have to take out. So, I wouldn't worry, I believe that is in your advantage, any buyers that come to see that property, will probably see yours and inquire.

would be interesting to see what happens and very true Ga word of mouth ,the you never know .With the economy the way it is and taxes and utility rates .Since you never mentioned taxes that could be a deciding factor also .I guess since I have remodeled and sold 3 houses in my lifetime it may or may not hinder me .That would depend on condition of electrical( fuses verses circuit breakers ) and plumbing(galvinized pipe verses pvc or pex ) ,A bank will look at all of that for a loan and the bad word could come up also asbestos and if it is on a well that will need inspected and if it has a septic tank same there .A loan on that house may be an impossibility ,so you may win the war there .
Nancy, This MIGHT be the break you have been looking for ~ more land to go with your property. Call your agent and ask your agent to call the neighbors' agent and see IF they might be willing to promote the two properties together.
Nancy, even though the 2 properties aren't exactly comps, here's hoping that your neighbor's listing brings a new, fresh, potential buyer pool your way!
This is good for you Nancy. Once that sign goes up, have your Realtor call that Realtor for "joint open houses". This additional listing will bring more buyers to your home.
Offer a $1,000 bonus to the selling office on your listing.
