One of the most important monthly benefits to a buyer, which I have NOT seen stressed on the TV programs, is proven heating & air conditioning efficiency savings.

Real estate agents need to learn how to sell these critically important benefit features (& on TV)!
The more you know about proven documented performance records of HVAC efficiency benefit features the easier your sales will be.

I AM RETIRED & do NO HVAC contracting or Tech work, this information is provided solely to help save energy & energy costs for your real estate clients. HGTV could benefit sellers' & buyers' by focusing on comfort & savings benefits in those homes.

Thank you for that great info. Realtors and buyers depend on the Home Inspection folks to tell us if the A/C is in good shape and correct sizing for the home. As you know we see everything out here, commercial units on homes, and tiny a/C for huge homes. We also see dirt streams on ceilings, indicating the a/c has not been properly maintained. That is why it is important to get a professional home inspection. I am, however, going to print this info out and keep it for reference.

I think you make a very valid point. And in today's economy when fuel costs are rising to never before heard of prices it's more valid.
Not just the right unit for the sctucture but making sure ductwork is attached and is not leaking.
Caulking around windows, doors and other vulnerable spots can save on heat and A/C.

Energy efficient windows will be more of a must have in the future than hardwood floors and granite countertops and SS apliances had better be energy effiecient also.

Every notch we can adjust the thermostat up or down depending on the season is a valuable savings and if you add up over a years time it can really be worthwhile.
