    Hello All,

    I just joined and wanted to know if anyone could help with the following:

    I have been seperated for a year and want to stop paying RENT. I was thinking about buying my first home, but have not made the FINAL decision of DIVORCE. I live in Texas we have no mutual debt, no kids, and basically had a clean split.

    What should I do????

    Get your personal life straightened out first before getting into buying a house. You are just asking for trouble if you get anything else mixed up in your life.

    I speak from being divorced 2 times and married 3 times.

    Many times husbands have come into the closing to sign so their to be x wife can start a new life because they are still the best of friends.. and the divorce didn't happen before closing. OR purchase the home in the new boyfriends' name if there is one, then go on the deed later.

    However, the best thing to do is to get your ducks in a row... then go buy in your own name.

    I would hold off personally. Decide whether or not you want a divorce..if you do, fine-go buy a house in your own name....if you don't want a divorce would you live together and have both your names on the place? I def. wouldn't do that. A new home causes stress, esp. when stuff starts breaking and you are the ones fixing it. I don't think that is the way to restart or rekindle your relationship with your x. I could be wrong. what the heck do i know, never divorced ...but that is just my opinion.
    Seriously though, I wish you the best of luck to you.

    Alot of lenders won't look at you until your maritial arrangement is finzlized-one way or the other.

    Not only that, at the divorce settlement, he could ask for half of the value of the house. Get divorced first, this will allievate any problems.
