i'm an strong believer that "a home that shows well...sells well"
Whenever you're selling your home, one of the most important deciding factors is usally, "how much can I get for my home in today's market?"
As homes appreciate over time with the economy, land development, renovations and upgrades, there are many ways that a potential buyer will look at your home, before they agree to pay the asking price!

i'd like to call it the 1-2-3 punch, if you will.
1. STAGE your home ...professionally, if you can afford it.
There are agents that will help to cover the staging costs including the initial consultation fee (est. $250). Remember when you are staging your home, you want to give the impression that the property is open, inviting, decluttered, clean, simple and in today's economy ---> somewhat contemporary and modern.
2. PHOTOGRAPH your home... again professionally. Using a smartphone or an old pocket-sized camera used to be the way of the gods, so-to-speak. But now, with the advent of the DSLR and the ability to post-enhance the images with photo-editing software, like photoshop --> you're home can look just as elegant and beautiful as if it was ripped off the pages of a home decor magazine... AND that helps generate interest!
3. VIDEO. They used to say that a picture is worth 1000 words. If that's so...imagine how much more a video could tell! In today's world, over 70% smartphone usage is spent watching videos and clips or movies on sites like Youtube, Vimeo and Netflix. People love watching videos and lets be frank, it's a lot more entertaining than a boring slideshow or virtual tour! Some real estate marketing agencies, (including us -- www.mlsrealtyx.com) take it to another level by taking a cinematic approach to shooting a video tour. Gone are the days of boring, stagnant "RECORD" "PAUSE" " RECORD" -style footage. Using the latest video editing software and high end DSLR's that shoot in HD 1080, your home instantly comes to life in post-production! Watching your home through video tour can be both amazing and bittersweet.

We have had clients and homeowners alike tell us that after they viewed their home through one of our video tours, they almost didn't want to sell it anymore. But once those emotions subside, the huge "SOLD" sign that sits in front of their lawn and the even bigger sale price and profit cheque usually mends those aches.

You see, I love what I do because I get to help people feel better about their home selling (and home buying) experience. In fact, one of the more enjoyable things I get to do it present the homeowner with a copy of the video tour and all the photographs for them to take to their next home...as a token of memorabilia...which always puts a smile on their face!
