    We have had our ome on the market for 1 year and a half. We lowered our price and have done repais and staging. One offer and then they backed off. Many people love our 2 bed 1.5 bath coop but don't make offers. Can someone give us advice. We need to move fast as the space gets smaller each day with 2 growing kids.

    welcome to the boards!!!! Do you have a link to the listing so that a fresh group of eyes can look and offer thoughts?

    My first thought is that the price still isn't right........but get that listing posted and let's see...

    The realtor was the one that gave that price. The bathroom picture is an old one. We installed new cabinets, but the picture has not been replaced yet.

    This is what the living and dining looks like now.

    The places around here go for 220000-400000

    The neighbors selling are listed for 229 and 275
    2 bed 2 bath and 3 bed 2 bath.
    Our master is bigger than both and our maintenance is much lower. They pay 938.00 and 580.00 we pay 529.00

    Where is the fantastic blurb on the Realtor MLS listing!! Nothing mentioned about area - like "walk to"..

    Pictures of kitchen and 2nd bath are missing. And please do something to that cabinet in the bath - repaint and place an appropriate size mirror... I think it will help. Just a few thoughts.

    We installed new cabinets in the bathroom. I gave them the picture of second bath and kitchen, they just didn't put it up.

    The description on craigslist is actually mine. I put up the ad and put her contact information on it. She didn't want to post on craigslist, but we need to sell. I was referred to her by Sandra Rinomato of property virgins

    Get yourself some recent sold comps and base your price on that. Listing prices of others especially if you have an unrealistic seller, are just wishing prices.
    You co-op fees may be lower than others but still seem outlandish to me. Is it possible you are competing against many condos in your area that don't have the kind of restrictions or high fees that co-ops generally do? Look at the rental prices for similar units in your area. Again, this is what the units are actually rented for, not what people are asking for vacant condos, co-ops. If the rental price in your area is considerably less than what a person could own your co-op for, ask yourself what you are offering a potential buyer. If the answer is: massive debt and no freedom to move on when they outgrow the unit, you may have a tough road ahead.

    We are the lowest maint. fee listed of all the comps (2 bed 1.5 bath )in Yonkers (coops and condos incl.). Rental around here is a studio for 650 a month. A 2 bedroom would be 1000.00 and up a month

    Coops are much harder to sell, and I really wouldn't discount the difference between a 2 bath and a 1.5 bath. Many, many people will not look at anything less than 2 bathrooms because people tend to like space. You mention pricing of larger coops than yours - and yours should be alot lower in price than that. Do you have any coops to compare to that are a similar size? I'm not trying to make you feel bad - but a 1.5 bath coop should have a much lower price than a larger unit, and even comparing to rentals - you have to compare a rental of a like unit. I would have the realtor pull comps again - ONLY of like units - because I have the awful feeling that your price is too high (doesn't matter how much you've dropped if the base was too high to begin with). Since your home has been on the market so long, the market has definitely worsened.... I hope it works out for you... Frown

    Since kitchen is so important .. if they don't see it on Realtor.com - they may pass it by.
