    Do I use the same realator to sell my house and then have this realtor find me a house to buy in the same town.Iam downsizing and hope to sell my 2 homes on 3 acres very soon.

    Why not make a deal with a realtor to give you a little break in the commish on the selling end if she is your agent on the buying end; She/he would probably require that in writing, may even insert that agreement in your listing contract.

    I did this with my most recent sale and purchase in the same development. It was done to the letter of the law here in Texas, with the proper paperwork, and it saved us a nice sum.

    My realtor sold our home in one day for 98 percent of the asking price(all cash deal) and knocked off a half percentage point from her commission, from five percent (the norm here) to four and one-half percent.

    She represented us in the purchase of our new home and got her share from the sellers. They were happy because their house (our new home) had been on the market for six months...and our agent helped negotiate a mutually agreeable price, albeit lower than their original asking price.

    All in all, a win-win for all involved.
