I had a showing yesterday, that went very well. Today I got a phone call asking what I pay in energy costs. Oil and electric. Is that a good sign they are really interested? I hope I see an offer soon!?
Absolutely a good sign. We only had one set of house hunters ask us for that. And we sold to them.
Now, keep in mind, there are a lot of houses to choose from, so it may be that this is their way of narrowing the field of (potentially) their top 2 or 3. And they may be truly considering yours as their only choice.
We had already done a chart of our costs for each utility (with an average) so we were able to provide it quickly.

Yes, good sign.. and respond promptly..as they may be obtaining same info from another home. If there are special circumstances, concerning heavy water use, or electricity.... tell them. For instance, pressure washing - or flood lights left on in error.
I called my realor within 5min with the info. That was hours ago, still no word. I think I have my hopes up, and really don't want to. I am getting hopeless over here. geezlaweez
Do you realize you are the boss in your Realtor/client relationship? Don't be shy. Call and ask her to call the other agent to feel them out. It's a good time to throw out a $1,000 Bonus to the selling Realtor - or increase the overall commission by say ... 1/2. She can certainly get that message to them!
We would rather fill the pockets of the buyer not realtor. This realtor has been in 3 times, and still no deal-no offers from her. Last night my realtor called saying their realtor called telling him that we won't know today. What does that mean? They are still looking? I would think that if they didn't want it, the realtor would have said-they aren't interested..or that it is too much money. What should my realtor respond with when the other asks.." Be honest, is there more wiggle room?" He told them the best he can do is full w/ 3% concessions. Which would either be 236k w/ 3% or 229k. We are priced to our bottom line. So I really don't know what else to do. Sell furniture? throw in a minivan? hgmmm tks for all your comments You are very helpful!
I would take that as a sign that they love the house but don't love the price! If you can only wiggle soo much then that's what you gotta do, but if they bring you an offer that's less than your wiggle, try to keep negotiations open so you don't lose them and are back to square one!
I would think it's agood sign that they at least are considering your house.
Remember, buyers aren't sitting on pins and needles waiting for an answer like you are so be patient. Maybe the buyers can't get back to you for another day or so because of some previous commitment or an emergency.
If you could offer some incentive to the buyer towards closing costs for instance it may be just what could push someone to take your house. What would make a difference to you if you were in their shoes? Maybe your realtor can pick the brain of the other realtor to find out what would sway them to your house? And, keep up with the comps in your immediate area. It's a sad fact that buyers don't care how much you have to get out of a property, they care what the market value is.

We've all been there. Most of us have learned that either wine or chocolate (or both) helps with the stress. Don't push the potential buyers - you'll come across as desparate, and as a potential buyer, it would make me nervous. It sounds like it's being worked - and the buyers are trying to make up their mind... If they come back with a lower price than you're comfortable with - as PP said, don't immediately dismiss it.... You have to do the financial evaluation that says "They pay me this, I've lost that - but what do I lose if my house stays on the market for x more months".... It's amazing how quickly a little price decrease starts looking better....

I see what you all are saying. Their realtor works with mine, in the same office. I don't want to nag him for info either b/c then we would look "too desperate". These people already know our situation. They just transferred here,and know that we are transferring too. Both of our families are in the C.Guard. So maybe they are crunching numbers to see where their bottom line is?! Who knows, but this waiting stuff is for the birds. Tonight I have two more showings. I am tired of cleaning. phew
I had one of two showings tonight, those people loved it as well...but have to sell first(ewa). The other people that looked at it the other day, rumor has it that they are doing up an offer now. My realtor told me to expect it tonight, and what it is for. Now, should i still not get my hopes up in case they back out last minute? or should i be doing cartwheels? (If i were on an actual rollercoaster, i would be on the part going up the hill,,holding onto dear life) I want to know when to put my hands up and scream!
Go eat chocolate and don't worry about..she'll call. Once you receive the offer, ask your Realtor to go over it point by point and have a yellow pad at hand to make notes or thoughts, so you can ask her questions after she presents the offer to you.
She will have a net sheet... showing aprox. what you will be receiving at closing.
Take a little time to accept, reject, or counter offer..a couple of hours to think it through. Don't get cocky - if it's something you can work with - go for it.
I have seen sellers say to me I have to have a couple days.. to think about it... what???? My client will be in Russia by then!?@
He is on his way with the offer. I have a clue as to how much We'll see. On the way up the big hill on the coaster, almost to the peak.....I will take about 1hr to sign b/c i have poa for my husband as well. I hope he is at closing so i don't have to sign all that jazz twice. Wish me luck!
We accepted the offer, and close in 6wks. I know that seems far away, but since it is transfer season for the military it is better to have more time to get movers here. Plus both their fam and ours have school aged kids, so they want to close and move when school is out-it works out for both of us. We got what we needed for the house, full fledge offer w/ money back at closing for them. We are rushing the appraisal and inspection to take place within the next two weeks, so we are in the clear. It's not over till the fat lady sings!
