These last two Green Home dwellings, especially, are tall-versus-broad, giving less floor plan footprint. (If you use the cursor as a guide on the floor plan, it is about the length of a door opening, 36 inches. One can size up the rooms in the green home.) There are climates/areas where different elevations/profiles such as this are favored, where heat rising into the upper floors is a plus; i.e. moderate northern climes. The system controlling the temperature and humidity in these designs is complicated. The attic air space in the Green Home design is completely sealed from outside air using foam in the attic floor and roof/ceiling. In this situation, attic air must be circulated to keep humidity levels low in marine climates. That air has to come from the home's interior by design. This requires that the air handler fan runs at different speeds for different demand conditions. The air conditioner and furnace have different output criteria that is controlled by computer; it keeps the temperature and humidity in proper ranges. Anyone have experience with this/these designs? I discussed the Florida version of this very design with a new home owner and he is going to check his cooling bills these next nine months of hot weather. Some installers think that leaks in the roof can really prove a nightmare with the foam underneath; the water would run away from the leak area and make it appear that the leak is somewhere else, and also that rot could form for a long time before being discovered.This message has been edited. Love how there are more naturally lit rooms in these homes! And the various colors throughout the rooms are also a hit with me. This GH home seems 'alive'. I know why the word "L I F E" exists in the one room. Reminds me of the song...Let the light shine in...face it with a grin. It just makes you Smile!
Do the pendant lights in the kitchen move? The arms look like they have the ability to do so. True/false?
I decided to listen to the various videos that explains the heating and cooling systems at HGTV Remodels after reading comments made by others. There were many explanations how this system works which makes sense. The doors that open up a wall reminds me of the walls that would open up in our place of wor ship in Hawaii. Imagine how warm Hawaii can get. And...I loved seeing the walls open up as a kid. And even as a kid, we know to get into the shade where it is cooler; thus, the overhangs and pergolas. As a kid, which part of the swimming pool had the coldest water...same with air, warm air rises. Cupola is a fabulous feature, just make sure the remote control doesn't get lost, hope this is explained in the video.

Hi. It's a lovely home. One question....why did someone ask about the cost of energy. Why isn't the solar energy being given any recognition? I had to go back to previous blogs to find the photos to show the solar panels. Have the solar panels been removed? Or, are they on the side of the house we're not viewing?
All our questions can be answered by the videos and photos. Mine have been.
BTW...Brian, the foyer nailhead treatment by Linda also reminds me of a quilt pattern. Always a fine welcome! And...for the guys, that urban appeal. Well done!

A Georgia room is basically a glass walled room that can be opened to the outside. It is heated and cooled so it is more than a 3 season room.

HGTV posted some info on Mar 22 regarding code entry foulups. Is this part of the ethics problem? Please mention your rethinking issues more explicitly. I sure would like to know your experiences. It doesn't appear to me that HGTV had anticipated all the problems that surfaced with the Mortgage contest.* Marketing matters matter to them, no doubt. Just imagine, with eighty million entries.

First, I just wanted to say how I excited I am the contest has started! I love the Green Home!
A few questions... 1) Is it zoned residential or commercial? 2) How big is the property? 3) Is there room for a pool? I'm envisioning a salt water pool near the deck that is enclosed by glass since there are a lot of trees. 4) Would it be possible to show a map of the property and/or property line? I'm just wondering if the road to the driveway is part of the property? I'm envisioning putting in oak trees with Spanish moss or Cherry Blossom trees lining the driveway if I win!

I really like the looks of this home. inside and out. The outdoor living space is especially nice! And, the fact that it is close to a nice city like Atlanta is great- so much to do there! Really excited about this one!

Welcome AZ Mom, Between the Retreat Room and the Georgia Room is a possibility. For apparent copyright privileges, the floor plans have been vague like this for as long as the sweeps have been offered. Also, dimensions are kind of figured out using the door openings as a 3 foot ruler. Have fun here.

The Green Home 2012 LEEDS me to think that this is (ARV) 788,500 bucks worth of Dream Home prize, a bit underwhelming in its green advocacy, as has been the case for a few years of green homes, imho.
My point is, when has a Green Home winner ever extolled the merits of his/her new green home in green terms that have such attraction that the observer says, "Now that! is an extraordinary, efficient and desirable home!" ?? My point is, can we illustrate that this home is any better than the 2012 Dream Home? If you are a green advocate, start the discussion and I would love to hear about cost accounting. I'll start generically. It has a pretty face and wears the farm look well. Linda did well once again. Jack illustrated the smart building done in the Dream Home. What about this green home, Jack?
Along side is the Dream Home: the efficient building codes for the Dream Home 2012 are quite high and desirable. What is the notable difference(s) between the two? There are weekly awards, in any case. They start on the 20th of April.This message has been edited. Last edited by: TangoW,

The Georgia room is a play on words, like a Florida room where they are screened in, but instead these have glass sliding doors.

Solar isn't highlighted in the Green Home site. Multi zone HVAC is highlighted. It can be highlighted in the Dream Home as well. It is a complex design and is designed from the ground up, so to speak. Here's what we did with our old airhandler system: The air conditioning/air handler injects the coldest air into the room nearest it; the remaining rooms don't get that same injection of cold. By placing a thermostat into the nearest room (in this case, the master bedroom) we can close off 85% of the cold. The cold air then bypasses the MBR and is sent it into the remaining rooms just by selecting a warmer temp in the master bedroom than is set on the master thermostat for the house. We reverse this procedure at night when we want cool air for sleeping. We did this fifteen years' back...using just one air conditioner. Note that in an existing design, one can't place "a bunch of thermostats" into rooms without starting all over in the duct design. The design for multi zone, of more than two zones, is dependent on a duct design especially made: a central, integrated duct design and operation using baffles just like ours but under computer control which effectively deals with the priority of all the rooms.

Thanks for the info Tango. Being able to use the HVAC by room does seem like an energy saver. I wish i knew more about green, my knowlwdge is limited.
It seems to me, the green benefits are similar in both the dream home and the greenhome as the trend is to be more energy efficent as a whole. Now having the window in the tower to let the risen heat out sounds like an efficency.
Both homes also have the doors that open bringing the inside out and would also let the use of cross ventilation as a natural and energy efficent process.

I was born in Georgia and raised on a farm in the South. I have to comment about the so-called farmhouse design. No farmer would build his house on the side of a hill like this one. Also, no farmer would build his house with the front entrance through the basement. This house either 'made do' with a terrible lot or wanted to show what they could do with one. It's still not appealing to me because of the many levels. Way too many stairs for an old person.

I was looking through all of the room tours and noticed that there was not much in the way of recessed lighting and no sign of a lighting control system. Some of the spaces seemed very dark and from experience I know that this is difficult to overcome with only the use of table lamps. Was a lighting designer part of this project?

Those two shower heads are LEED rated. They are reported to use up to 30% less water. I would mathematically say that one would have to be turned off in that case. Good afternoon, Jack. :>)

Master bath...the door is open for good! It won't clear the toilet when shutting it. Not to worry, the architect says he will stand outside the door and guard the privy when you are in there. :>) No microwave, just like Denver's Green Home, oi vey! [I have no words for this. I would be proud to be blessed with this home, regardless of where the front door is set, as I am not a farmer and don't want to be anytime soon.
