Cousin's house went on the market last week and they are already under contract for a cash sale that is due to close at the end of the month!!!

I'm excited for them...they already have made an offer on their dream home and it was accepted!!!

Wishing things like this for the rest of us!!!

I know that Northern Virginia is moving, and I have to say that Tampa is as well - almost every house we looked at is now under contract... It sounds like your cousins are winning the real estate lottery on both ends.....Smile

Do you think you'll have to rent awhile during your selection/buying process?

That's wonderful! I'm in south Florida and real estate is moving here too. If priced right, properties are being sold in 30 to 60 days. We are also in the midst of a building boom for high end residential rentals and I'm sure when the market recovers they'll be turned into condos or town homes.

It is a wonderful time here in Tampa when you are out selling houses with clients. and having email/wire closings at the same time!! On the phone with clients/title co. while opening doors to homes for new clients to see!! Oh, and don't worry --the HUD closing statements were already approved by me!!

Hey I need a cell phone with Skype!!

It's going gangbusters here in Texas, where things never really slowed to a standstill, as in some other markets.

The greater Austin area and Dallas, especially, are on a roll.

Things are moving very fast here too. Two newly listed homes in my hood, sold in the first weekend.
A neighbor is a realtor, and he has been so busy, he is hardly home in the evenings with presenting offers and showing clients.

I noticed here in our neighborhood that there were cars lining up when the house was listed. The homes here in Sarasota are sold within the first week but the prices are still low.

There was a house down the street that was priced a couple thousand under market and sold in 10 days. Another up the street is overpriced by about $30k; I predict the owners will still have ownership of it well into fall unless they quickly wise up.

Pricing and staging go hand in hand... After our house sold, several dropped their prices immediately and they have been going off the market (can't tell you how many times I heard "but 3 years ago I could have gotten $XXX for it - not sure what that has to do with anything since a) they didn't buy it 3 years ago and b) it's 3 years later..... Smile ). CJO - yes, we're going to rent while we wait to see if our offer is accepted on the house - can't see any other option... I just hope we hear soon - buying is not any more fun than selling was....

You really have to clean and stage your home. And price it right. That helped us get an offer and contract in one month. I have a neighbor who had been on the market for a year. They finally broke down and reduced their price by $110k and got an offer a few weeks later.

We have all known for a while that price is King in today's market. It is wise not to sell unless you really have to. Yes houses are selling but the prices are still way down.
This is buying time. not selling time.

Up here in Maine houses are selling well. Even with what happened to our house, we came under contract again in three weeks. Up here it is price. Our house is definitely priced low. But we just want to get out of it and move on so it works for us. Staging up here in Maine is not such a big deal as it is in other states. Really. As long as the house is clean and not too cluttered people can usually see the 'house". I wish everyone good luck.
