We own a single story home 4 bedroom 2 full bath with a open concept great room to the kitchen. Is a greatroom truly a great without a fire place? also would getting a electric fireplace help or hurt is the sale of the house. The room has vinyal flooring, the room is pacious enough to divide into a living room and also have a dinning area or can keep as one big room with the dinning table in the kitchen as a island center piece.

A fireplace is a big draw for a lot of buyers even if they don't plan to use it much. In your great room, I believe most buyers would have a bigger issue with the vinyl floor than the lack of fireplace. So, rather than expending the money to add an electric fireplace, I'd put it toward installing hardwood flooring.

If your kitchen and/or master bath is in need of updating, those areas would take precedence over the vinyl flooring.

So...the fireplace is at the bottom of the list even though buyers generally prefer to have one.
