It's been fairly steady here too, but I'm not getting my hopes up for this week due to the holiday. Plus I'll be out of town helping my mom after her surgery so DH will be here with the three kids and the pets. The house will likely NOT be kept to my freakishly high standards. Haha!

That being said, we welcome any showings and of course it would be great to have a bunch!

We have one scheduled for the 23rd, of June. It is a couple from Missouri, so hopefully this will be a good fit. And hope we have more before then too!!

We typically don't find holiday periods to be that active but Memorial Day is cutting it slightly close, if family buyers hope to move and settle in prior to school opening - so you never know. JMHO

How is it going CJO and Nancy? Been thinking of you both and hoping for good news.

We've finally dropped our price to the lowest we can go last Wednesday, and had five showings this weekend. Haven't heard any feedback and no offers, so here's to hoping for a week full of showings and a contract!

Fairy dust going out on a breeze(if I find one)right now. I had stopped sending out the lucky dust as some posters had a problem with our fun. I may need some myself soon. DH and I are thinking it may time for us to move into something with less care. The yard work is a bit too much for dh now. Just thinking about it.

Still thinking about all of you! We have a showing on the 23rd of this month with a couple from Missouri. So feel free to send fairy dust to us flboy!
We are also dropped to as low as we can go ( and should!). Basically the price we are now is real estate value with the business and equipment thrown in.
Interestingly, about 45 minutes north of us is Silicon Valley. Right now houses there are getting multiple offers above asking price, so hopefully that will trickle down to us soon!

We put our home on the market on April 27. We got an offer on May 26 and a signed contract a few days later. Our closing is set for the end of July. Inspection went well with no issues and nothing to repair. This is the fifth home that we have sold and the last one. Our new home is being built and will be ready by October.

Wr're still here...family nerves are starting to fray. We've had company, had showings, and we're constantly cleaning, and doing ever more teensy updates with meticulous care.

Just a short time left on our realtor agreement...I want to give it up after that, but DH wants to keep at it.

Every time I look into the mirror, I look a little bit older.

TX for listening.

Aww, CJO, hugs to you. I know how frustrating it is. What do you mean, give it up after that? Not sell at all? I am trying to remember the situation but just can't. Why are selling in the first place?

The couple rescheduled for the middle of July. We will see if they show up. Still no firm date.
Frustrated and unsure what to do next, if anything. Maybe I am supposed to learn patience?
Silicon Valley which is about 45 minutes from here is going thru real estate mayhem right now. There are multiple offers and most places are sold in less than 2 weeks. Not sure how long it will take for that to move this direction, but hopefully soon.
RE agent is saying to just wait it out.....at our new price, it should sell soon. So if ANYTHING happens, I will sure let you know and am so glad CJO got an offer!

I wrote another post earlier that things here are selling fast BUT, the problem now is the banks devaluating every home that is sold. I am guessing that the banks have so many homes that are in foreclosure that this is what is behind this latest nightmare. A lot of homes had buyers for over $250,000 and considering what some of us have paid, that was a fair deal. The banks are selling homes for $150,000 so they are now causing a prolem for buyers who are buying with a bank loan. The bank is assessing the homes that have a buyer for over $200,000 below that selling price.I guess to keep everything in line with what price they need to sell. at. I would think they would want their properties to look like a better buy, but that is not what is happening.

Appraisers scared. Appraisers using comps outside of neighborhoods.
Appraiser do not give enough value to upgrades.

A FSBO home two streets over from us, and the same floor plan as ours, has recently come under contract. The purchase price is about $25k higher than the comps. I'm VERY interested to see if it will appraise...

So went to see an open house yesterday. Built in 1998, 2700+ SF, totally GORGEOUS inside, upgraded, looked like a model home. Pool in large backyard. $559K, reduced from $579K. (Owners are divorcing.)

To me, that's a hefty price tag for the area. It will be interesting to see what happens with it.

CCM~ Thanks for crossing your fingers. I cannot believe we have not sold. When we listed it, my daughter was 14 and still in junior high. Now she is a high school graduate and wants to go to college in Colorado..........if we ever get there!
Talking to a friend today and at this point, there is nothing else we can do. So we sit and wait! My Mom keeps telling me that we are going to be surprised one day and it will just sell. Hope so!
CJO~ is everything still a go for you? Hope it is!

I am pretty disgusted with the housing situation. when to Zillow and my house went down again to 2004 levels, that is when I bought the house, and have put over 70,000 in upgrades.
I really don't know what's going on, but I can tell you, that I am not selling.

I have never figured out where Zillow gets it's assessments, because they have always been WAY off in the areas I have either lived, or been looking at..... Sometimes way high, or sometimes way low (and never consistent)...

Please do not rely on zillow for housing values. Our home appraised and sold for $40k over the zillow price estimate. Because it is just an estimate without all the facts.
