My house have been up for sale since April 20. I am priced about $14,000 higher than the comps in the subdivision but all those comps still had original 70's kitchen ,bathroom and unfinished basement. So I thought I can justfy the price different. I haven't gotten anybody interested. My Agent told me is just few activities in the neighborhood. only 3 other houses are for sale within my price range, one 209,*** but no update and busy main street. another 210,000 but raised ranch..mine is 226,00 and is 2 strory with 2,000 bonus to buyes.. I just notice when I look at my house on realtor.com no inside pictures.. My realtor told her including other realtor stop doing several years ago since realtor.com was charging too much money... I am worried I am not getting activities due to lack of inside pictures... if I go to her office site.. then I see all the other pictures... I have always go to realtor.com whem I am looking for house so I assume other buyers are doing the same..
I am just dispointed. I didn't ask her how much it will cost. I will check with her this weekend and go from there... I will appreciate your input |

Well, I got an e mail just this morning from my RMX office.. it went something like this.. you know we each pay approx. 700-to $800.00 for additional photos for our listings for each year. Realtor.com has contacted us and if we each pay $570.00 and sign a 2 year contract and all sign up, we can get this discounted rate.
Here's the problem.. because of the dive in the marketplace, aome Realtors have cut back on expenses because they just can't afford it,if their production isn't there. Realtor.com is obviously out there making deals, as a result of Realtors cutting back. I would tell her she needs to get with her Broker and find a solution. She could make choices..maybe give up video tours expense,rather than give up additional photos on Realtor.com. However, I am a firm believer that it takes money to make money and if I want my listings sold - I better spend the bucks. In my viewpoint, not facilitating listings with every possible avenue of marketing--is like a Realtor driving around in a old clunker trying to sell a house. Will the buyer climb into the old clunker -NO. Will the internet buyer stop at your listing with interest --only to discover there are no additional photos - NO. This message has been edited. REL .. thanks for the insight. I was very dispointed when I found out about this issue. Our house is located in very desirable subdivision but very private so I need good advertisement. I will be talking to my realtor this weekend to see what are my options... What your thought about price? also.. as I said I have buyers bonus and even buyers agent bonus in additional to the 6% commission. What I need is some traffic for at least buyers to come over and provide me with input.

Like Gardens - throw all bonuses into reduction of price - pronto -- and a little more if you can.
Yes, what is being marketed on Realtor.com is 1 Kitchen. She should have the exterior photo there.,then play up the kitchen in the text. That is just my opinion. If you have the location going for you..you need the price going for you as well.. ask her to bring up to the minute comps..including sales pendings. This message has been edited. "LikeGardens," I can so understand your disappointment. If I had your Realtor, I would be disappointed too! If she can only list one photograph on Realtor.com, why in the world did she choose that kitchen photograph?!
Your house has a beautiful exterior and that is what the one photograph should be if only one will be posted. If I were searching on the Internet, saw the kitchen photograph and that was it, I would not give your listing a second thought. Sorry but you asked why you've had little to no response since listing in April. That is why!!! When I viewed the photographs at the other link, it became clear that you have a lovely home. You would never know it from your Realtor.com listing. Insist she switch to an exterior photograph if she won't pay the extra cost for additional photographs. A few other suggestions about some of the wording of the listing details. I would specify the number of fireplaces instead of "fireplace(s). I would say "Built-1969" instead of hitting potential Buyers over the head emphasizing "Age-39 year(s) old." The area is listed twice as approximately 0.39 acre(s), and then in case the Buyers don't realize how small that is, it is repeated as "Lot size is less than 1/2 acre." Don't mean to be so harsh but I think you have a lovely house that is being poorly marketed. Good luck on selling and post back if you are able to resolve some of these issues with her. PS. Since you are $14,000. over comps (which really aren't comps in that you have an up-dated kitchen), I agree to get that price down, hopefully less than $220K, by taking the various bonus and reducing the price to get some traffic to your house! Thank you all for the input. The agent had the picture of the house on realtor.com.. but since she didn't have any other pictures I asked her if she should rotate and that is the reason now the kitchen picture is showing on realtor.com. Also, I asked her to come over and take more exterior pictures since the garden and all the flowers are blomming. Regard the price.. I have update the kitchen, all the bathroom , entry foyer etc.. basically all the house the subdivision still had the original materials.. I can lower the price to 224,000 and take all the bonus out and hopefully that will help. I still need to check with her to see what it will take to put the pictures at realtor.com. I am willing to pay it myself since I was hoping to have the house sold before school start...

This are the current listing closer to my house.
The first house that is listed at 200,000 is my direct competitor.. but is located on the main busy street. It was sold last year and rented for awhile and now back on market. They have lowered the price a lot to sale it(possible pre-foreclose).. the next house it 210,000 but different style/floor plan.. Does the $200,000 house have only 1 photo? That's all I could see.
But, if I were a buyer and I had to choose between a house with a front photo and a house with a kitchen photo, I'd choose the one with the front photo if it appealed to me. From seeing a front photo, I can imagine what the inside will look like even though it may not, in reality, look at all how I imagined it. With just a kitchen photo, I haven't a clue what the front or the rest of the house would look like and the kitchen view would not pique my curiosity whereas a front view would. Have your guy change the photo even though you do have a spectacular kitchen! |

"Like Gardens," It sounds like you are a very nice person with a lovely home to sell AND a real estate agent who doesn't have a clue how to market your property.
When is your listing up with this agency? Move on as soon as you can without penalties as every day the market is going down and your costs of selling remain the same. I feel for you; you deserve better after contracting with a "professional" and agreeing to pay them 6% of the gross selling price. Again, sorry to be so harsh, but your traffic is unlikely to increase if you stay with what you have been doing. Need to have a meeting ASAP with your agent to make a new marketing plan including new photgraphs.... Your home is very nice; the only problem is that no one else except those of us on this board will ever see it unless your current agent changes up things or you change agents. As far as having her come over to take new photgraphs on flowers, ect. Your exterior photgraphs are not the problem; it is the interior photographs. Often times, photographs make a house look better than it is. In your case, the photographs make your home look much worse than it really is. Half of them that we can see on your Realtor's page are chopped in half - intentional? Who knows? I just know that you have a great house that no one is coming to view. Wonder why that is? |
