Hello,
Just wanted to update everyone. Our second contract did not go through because they could not sell their house. They are still interested...
We had a showing last Thurs. They made an offer today. I am not happy with offer but we have until 12pm tomorrow to respond. We are asking 319,000. They offered 300,000 and they want us to pay 8700.00 My feelings, no way. We have another showing tomorrow morning at 10am. So I am going to wait until after that showing to respond.
I would like any tips on how to respond to this. We owe 301,000.

What matter is the market value, which I don't know. I might counter at $305K, and no pay.
Is your house worth that price? or will they walk, if they do, do you care?

Difficult to respond without more facts and I realize you posted before with those facts BUT they have been buried in the archives... it happens when a lot of time has elasped between threads.

Only limited information here BUT, myself, if I really wanted to sell, I would counter back at $315,000 with the $8,700 credit = net $306,300 (about $5,300 on the positive side) UNLESS tomarrow's showing comes in guns blazing ! Cool

What Idaho said... What does your realtor say about the offer, and potential counters. Price seems to be determined by market (and what the comps say) and how quickly you want to sell the house. Best of luck which ever way you go!!!!

We countered back with 317,000 and closing costs and they excepted! Now the hard part... inspections which went through in May without any concerns and the appraisal which also went well. So please keep me in your prayers that the third time will be the charm.

glider222, Congrats ~ if the inspection and appraisal went well last May, chances are very good it will be the same this time as well. Keep us up-dated and good luck ~ fingers crossed here! Thanks for letting us know.... Cool

Congrats..make sure your Realtor did a Net sheet of your expenses and gave it to you, so you know whether you need to bring money to closing or not.
