I just wanted you to know that I think you are truly a tremendous help to everyone on these boards. You have a wealth of real estate knowledge and you take the time to pass along your expertise. I like the style in which you communicate. You are kind, yet to the point. I was just saying to DH that if we were selling, you'd be the realtor I'd want to pick.

Actually, the boards are fun for me..and a stress buster.. to my abnormal lifestyle(lol). I have to come home between appointments to check on my Dad, so I am on and off the boards throughout the day. Folks here, for a while, have followed my story of whether to move across town or not to be closer to Dad, and whether I should to sell my dream home on Baywater. The concensus was a definate NO and I LISTENED --we moved Dad in here over the holidays. I am presently liquidating his furniture and personal items from his property, and have put his home on the market. We wouldn't be here in this situation, if he hadn't asked his auto mechanic to soup up his riding lawn mower so he could mow the grass faster. It got away from him in his garage and started climbing the walls. He fell and broke his hip. He's 94 and a real character still believing he is some kind of superman. He answers my home office phone "Real Estate Lady" and I am trying to get him to stop doing that!! (lol). This message has been edited. Last edited by: real estate lady, |

I too agree that REL's presence here is invaluable...she doesn't tell us what we "want to hear", she tells it like it is but in such a diplomatic way! REL that is a precious story about your Dad & answering the phone! |

I echo the same sentiment about REL.
I remember back when you first joined us here, REL. You've helped a lot of people who have come and gone on this board and some who stayed. You will never know how many you helped who chose to just lurk but found information useful. I appreciate your optimism and know you've taken some criticism from some board members because of it. If I ever were moving to Florida I would definately use you as my realtor. I hope your clients appreciate you. too bad you can't be cloned! I also appreciate Trueheart and the other real estate professionals we have here for their advice too. |

Glad this topic appeared. I actually did call on REL when our search for a new home in Tampa got serious. Like you all, I felt that from her post I could trust her expertise. She gave me good suggestions as we went from selling to sold and now she's working on finding my dream home in Tampa. REL you rock.

Trueheart, Charming, and others... our boards are a great place to go for good solid free advice... when your feeling low or frustrated... or just need a midnight chat.... I love this place! I had a chance to go to Cal. in the 60's but it was in the recording industry. Two of our bands had hit gold. I was the only one from our record producing studio who stayed behind. I elected to stay with my family. So guess I missed my golden opportunity! (lol) The property is gorgeous out there. Your views wil help get you sold. This message has been edited. Would just like to add my two cents to this - I've only been here for a short time, but I wholeheartedly agree, I always look forward to your opinions on a situation. You and IdahoResident are the most helpful, honest and knowledgeable posters I've seen on the boards so far. If a thread title doesn't interest me, but one of the two of you was the last one to post on it, I immediately start paying attention!

I agree with all the good things said about you. I called our realtor today and his 2 yar old son answered the phone. He answered Daddy is downstairs fixing ???. He talked with me a few minutes as he was carrying the phone downstairs to his Dad.He said Daddy your phone is ringing His Dad said that he did not realize that his son knew how to answer the blackberry. I enjoyed talking with him but told his Dad that he might not want him telling everyone what he was doing when he answered the phone.LOL I am glad that your Dad is able to live with you. It is not for everyone but my Mom had alzheimer's disease. She lived with us the last four years. She passed away last August and I am so glad that we were able to keep her with us. Continue to enjoy your Dad although it is not always easy. |

My favorite posts are all-- but love also when trueheart, Charming and other Realtors post. Love to hear how they do things in other parts of the country, RE law there etc. The little boy story is really cute! Getting back to Dad, the board here was a huge help to me last year as I was in a delimma trying to decide whether to sell my dream home or my dad's..just couldn't decide.. I was exhausted - as I was running across town almost daily to check on Dad. He had this thing, when I would call, he wouldn't answer the phone, because he knew I would come running. Then I would get there and he would say "what the **ll you doing here. I said you didn't answer your phone and he said "I'm a busy man!" If you knew my Dad --he really just wanted someone to come visit. I moved Dad here to my home... as as result of talking here on the boards. It was the right decision! Thanks a million! I will never forget those conversations...of support. To think I have a real hero sitting right here..milit ary man - flew gas for the "flying tigers" in W W II - built the stri ke c o mmand at M A C D I L L Field in Tampa, and maintained P res. Rel, I have a question for you: if my house is listed in a range, say, $299,000 to $359,000, am I obligated to accept an offer of, say, $301,000 or can I counter that offer higher even though the original offer is within the price range? Thanks. :-)

Realtors will be careful to comment on a listing contractural agreement you have with another Realtor. You understand. Listing agreement language varies state to state, Broker to Broker
and MLS to MLS boards. In my state, there is a "listed price", even if there is a range offered in the listing. The listed price is the highest price of the range.. the seller is not obligated to take anything less than the listing price -then there are variables to that even... "seller may not committed to terms" even at full price. Many Realtors in my state "do not work the range method" as it can tend to be confusing to the public. as well as the would be sellers. It is a sellers' "last word" decision what the listed price should be...at listing. During listing period, changes can be made to price up or down, by "signature" of the seller. I once had a seller, who called me once a week to raise the price $1,000. She was listed within market--I was advertising, doing open houses, etc. showing. I told her if she keeps raising the price, she'a going to price us right out of the market - which she did. Determining she was not a serious seller after all. and playing some kind of game. I did a Realtor withdrawal on the property...to effect no more expense to me! Turns out that was her way of getting out of the listing because a cousin had told her "the grandfather" had buried money on the property somewhere!@ |

I don't post too often but do read alot. It is SO refreshing to see positive posts and people getting along. I get so frustrated with boards sometimes as they just seem to be an outlet for some folks who like confrontation and feel they can do it here anonomously. I posted something about a month ago on the HGTV kitchen board about a problem I was having with my new build and the granite fabricator and I got mostly alot of attitude and negativity. All I wanted was some advice. And most of the attitude came from the so called "professionals" in the kitchen biz. Very disappointing. I do enjoy reading the helpful advice here from all the pros who are friendly!! We just sold by owner but have worked with realtors in the past and were ready to list with a local realtor when out of the blue, we had a buyer. (Hope all goes through!).

Thank you, REL. It is common out here to list in a range though the realtor emailed me this AM that it would be better if we listed it at a fixed rate. We just haven't had very many showings--listing it at the original price the realtor told us--and I thought lowering the price would help. The sad thing about this house is that it costs us an arm and a leg each month to keep it which is one of the main reasons we are selling it.
