So confusing to try to list combos of BRs and bath - why not list all together, then explain in remarks. This happens all the time in our market.

I really really hate that also!

There are too many listings I've looked at and can't really tell you how many rooms they have much less - what rooms.

Is it 4 bdr and a bonus or 3 plus the bonus?? grrrr

What do you consider and in-law suit? That one runs the gamut also.

I heartily agree!

First of all, don't designate it as any kind of suite. Some people might not get past the MIL or nanny part!

I would think it would include a bedroom, full bathroom, and a living room with at the very least a kitchenette or wet bar. (Some newer houses have a full kitchen in the lower level which I have never understood..... include a sink, counter, microwave and small fridge, but an entire full size kitchen??? I have enough to clean as it is!) We have that in our basement, plus an electric (plug in) two burner to place on the counter if needed. (We got it when our kitchen was remodeled over ten years ago.) A separate entrance would also be nice (even if it is through the garage).

I still think for this Wash DC area, Id' say in-law suite and then say 'also ideal for office, guests, etc.

I say that because, when I hear in-law suite, personally, I think it PROBABLY has it's own entrance, although it's likely attached to the house, like and addition or garage conversion. (not ALWAYS, I know)

My friends took their lower level 2-car garage and made it a 'suite' for her parents. They -- or anyone else -- guests, clients, etc can come-and-go, without going through the main part of the house.

To me -- unless it has it's own way in-and-out it's just another suite in the house, so then I would just say it's a bedroom, although granted....with extras.
