Our house has been on the market for two weeks and we had seven showings. We are excited.

There is a very nice older realtor in town who usually shows ONLY houses that are very expensive and from expensive areas. He called our realtor and asked to show it tonight.

Our realtor is a young man and I thought he was teasing when he gave me the message. We think we have really reached the big time. LOL
Our realtor and I are still in shock. They were here for two hours. We hope that is a good thing.

Thanks for all of your good luck wishes.
They liked the house BUT their realtor thought that our dock was on a community lot. It is not.

He wants to see our dock permit. We have that for him but we haven't heard anything.

It still feels good that everything is in its place but I am tired, tired, tired of keeping it that way. I am glad that my husband and I are the only ones here.That should be simple. I am looking into the kitchen where my DH left a ladder and broken light covers. Only one was broken but we have to get four new ones so they will match.

Has anyone hear of a one hour open house? It is new and they will do that at our house Sunday.

They are hoping that the people looking will schedule our house first. They are hoping for many people during that one hour.

They are anticipating people will then go see all the other open houses.

This is the first time they have done this.

See, as a buyer, that would annoy me. Around here the open houses are 2 hr, only on Sunday and almost all at the same time. There were several times when I was looking that there wasn't enough time to see one in one neighborhood and get to another elsewhere. If a one hour open house was scheduled in the middle of the other opens I wanted to see, I might be tempted to pass over the one hour house. At first I thought maybe the agent was being stingy with her time, but knowing that she's trying to manipulate people into when to see the house would turn me off.

"willowpoint," I think a one-hour Open House is just cutting things too short and you might miss out on some potential Buyers that way. After all, people get behind, lost while trying to find a new place and find it hard to be on a specific time table when out house hunting.

I understand your realtor's reasons; just don't agree with them. Hopefully, she will re-think that plan. If anything, I would go the other way and have a 4 Hour Open House to catch all those house hunting after the 2 Hour ones are done. Good luck and post back how it goes.

I concur with the others who don't think this is a great idea. I remember the day our Realtor took us on that house tour...it is a stretch to make it to every place even when homes are in the same neighborhood. By the time you get in & out of the car, park & all that...then go thru the house...get back in the car, find the next house etc. etc. the time does go by really fast.

I would also think some would not understand the thing about it being 1 hour & would show up later on...

One hour opens are very common here, mostly with the "listing machine" agents. For years these agents had relied on "newbies" to sit their opens. The problem is the steady stream of "newbies" has dried up due to the soft market. An agent with tons of listings is having to squeeze in 3 or more opens on a Sunday to keep all their clients happy, so they limit them to 1 hour.

Thanks for all of your thoughts.

We live 40 min. outside of town. My husband and I think someone would have a tight schedule to get here.

The only drawing point that might get them here is we are on the water. If they are looking for that, they possibly would come here first.

We talked with our realtor and he said he would stay here longer.

I will let you know Monday how this works.

Willow, too bad we don't live close to one another, we could keep each other company during our Open Houses! (Or, I could go to yours & you could go to mine & we could report back on what ppl were saying!)

I alway do my open houses 2-4. The reason is church schedules can run to 12 or 1 with coffee and cake get-togethers after service. Some folks go have a lunch at a restaurant after service.. on Sunday.

I am so glad that you had a good open house.
We and the realtor were pleased with ours.
The couple that was here before with their realtor and stayed two and 1/2 hours were back and stayed 1 1/2 hours. They only wanted to know if we had any aluminun wiring? We don't.

Another couple came with their realtor and stayed one hour.
Another couple came and just walked through.

The realtor stayed two hours. During the last thirty minutes someone from Nashville came.
The woman did not get out of the car and the man only wanted to know about the river. (raisimg and lowering the levels.) We don't live in a house that you just accidentaly drive by. There are houses almost everywhere here now, but it is still off the beaten path.
People get lost coming here many times.
Maybe they wil drive down from Nashville and look at the house.

Peri, I would have thought it was you but I know you would have looked at the house.

We had a birthday dinner at my daughter's house.
When we came home, we celebrated with ice cream sundaes.

Peri, That would be great if we could go to each other's open house.

I like the idea that there was a list for people to write their thoughts about the house.

Oh yeah, I would have been out of the car FIRST, waving & shouting, lol!

Woohoo, it sounds like you had a great open house...the ppl staying all those long times HAVE to mean something! Why would anyone hang around a house for sale for an hour/two hours if they are not interested in the house???

Fingers & toes crossed that this means an offer very soon for you, Willow!

Sounds like you have some Great Prospects out there in such a short time, hope it turns into an offer for you!! Anytime they stay long and ask questions I always think it's a great sign!!
And 2hours and then another 1 1/2hours, those are some interested people for sure!!

I just had a call from a realtor who had wanted to come accross the river on their jet skis.
She had a client in FL looking for a house in our area.
She received an e mail today that the client's business was very slow right now so they are backing off from looking for a while.

I am painting a set of closet doors today.

Our friends have a large house for sell in Chattanooga. She had worked very hard to clean things Sat, then the person did not show.

Peri & 2 stay,
It would be wonderful if we all get offers soon.

I really hope people start coming to see your house.
An agent from another realty showed our house today. Of course they did not call and say how the ppl liked the house.

I asked our realtor is they could find the work shop and apt. He said that is a lot of the fun in real estate. You never know what you are going to see behind the next door.

We still get excited about anyone who comes and grabs a flyer out of the box or if they drive Real Slow by our home. We've still got a positive attitude about it, well I do anyways, DH gets a little down at times but overall I've got to say my house has never been cleaner, my 3 teens have been Great with their rooms as well and we're excited and ready for a change so hopefully we can all Sell and Celebrate!!!

Saturday I am going to paint some more closet shutters.

This is off topic. I have a young friend who lost her nine year old son in an accdent Tuesday.

Selling our house doesn't seem quite as important although we do need to sell.

Yes, hearing things like this is very sobering...I can't imagine the heartache of your friend & her family, Willow...there could be nothing worse than to lose a child...
