You may remember me from the "Need help staging my home!!" thread.

Thank you, thank you, THANK you for all your tips and input on that!

It took our inept realtor over 2 weeks to get the new pictures up, and still has the wrong ones on his own site, but that's another thread.

Within 24 hours of the new pics being up on realtor.com and homes.com, we got calls for 2 showings (the first since June 4!).

We can go online to showings.com, login, and it will tell us any feedback the realtor left. Of the 6 or7 showings we've had in the last 55 days or so, only 2 have left feedback - the very first one and yesterdays.

The first one said, "Very nice home, but client has picked another home for now."

Yesterdays said, "Client liked home. Showed very well great flow and layout."

What does that mean??? Should even bother to THINK about THINKING about getting my hopes up? Would she have put there if the client had mentioned maybe making an offer? I know every situation is different and this is probably like asking "What does it mean when someone says 'I like coffee'" or soemthing. LOL

Just curious on some thoughts....should I just try to forget about it and then be pleasantly surprised if we get an offer? (we've been on the market since Christmas fsbo, then 55 days or so w/a realtor with no offers or even second showings that we know of).

Instead of waiting for the buyer's agents to post their comments your real estate agent should consider calling to follow up after each showing. A lot of times you might get better feedback.

From the one yesterday sounds like you might still be in the running. Good luck, but don't hold your breath. Wink

Charming - thanks. Yeah, our realtor sends 5 or 6 emails requesting feedback, and then after that if no feedback is left, they call and request feedback. However, that's obivously not working since we only have feedback from 2 showings.

I'll have to post a seperate thread regarding our realtor and see if others have the same ideas we do about them...

It means your home is lovely but thru no fault of yours it just wasn't a "match" .

Sorry...

Picking a house is much like picking a puppy.
Once you settle on a breed (size,location,style)
then you go looking.
All the puppys are great so why pick the one you pick? Maybe, it just "talks to you"?


Those buyers just didn't 'resonate' with your house...

Trueheart- do you mean the one from yesterday means its not a match? I knew the first one meant that.

So, was yesterday's feedback just the realtor "letting us down easy?"

I dunno about this feedback thing. Now, I am always dying to hear the feedback...but then I think to myself...well dang, if they are not interested in the house, they prolly just won't say much at all...are they leaving the compliments cause they don't want to say..."I hate this house"!

We have had 3 showings since the house went on the market 2 weeks ago, and also had some ppl interested from the open house. All the feedback has been positive but...no one has made an offer. So I am trying to not get too excited about the feedback...this would be my advice to you, jvdeibel...because with all the other stress involved in this selling thing, the ups & downs are awfully hard to take.

I would rather expect nothing & then be pleasantly surprised...keeping fingers x'd that ALL of us trying to sell will very soon be "pleasantly surprised"!

It means your home isn't a good fit with the buyers needs. I know it's realllllly hard to have your home on the market, especially when you have small children. Try not to anguish over each comment or you'll drive yourself nuts. Don't expect feedback from each prospective buyer because they are probably using their time to focus on finding the right property.

Peri - thanks. That's kind of what I figured. You've been so kind and helpful from the first time I posted about staging my house.

I guess by posting here, even about crazy lil' things such as feedback, I feel like I'm being proactive or something. LOL

"jv," I, too, agree that the most recent feedback basically is saying "thanks, just not the house for us." I wouldn't expect anything to come from it and, then, if something does, you will be so happy.

In the meantime, keep working on your internet presence; just posted some suggestions for you on your staging thread. Good luck and post back as it goes...

I think it does a disservice to the listing agent and seller to not leave complete feedback. I have experienced listing agents who do not appreciate honest feedback from buyers.

What I eventually learned was that the prospective buyers "loved" my house but not the price....

Someone on these boards told me outright that's what it meant. But I wasn't quite ready to accept it at that point.

A bit later, an agent hinted at the truth in his feedback by saying that the client bought a larger house for the same price.

When we lowered the price, a "lover" of the house finally became a "buyer"!

I've looked at 30-40 homes in a weekend, and honestly feedback on several of them could have been " nice house, nice layout, buyer loved the home". But of course I only bought one home during a house hunting trip. Sometimes buyers and their realtors will make positive comments that mean nothing other then, nice house. I wouldn't take it seriously or get my hopes up, and if something does come of it, what a great surprise !

Forget feedback. If you don't hear back from the Realtor within 48 hours of showing - oh well. However if that buyers calls for a second showing--that's better than Peri's Chocolate.
