We moved 6 houses down from our old house because we loved the neighborhood (kids and schools) and needed a larger house. Our old house has been on the market with Re/max since August 07. We have dropped the price 40,000, put in hardwood flooring throughout the kitchen, dinette and back hallway. Our comps are new construction with no or minimal landscaping. Help, I'm really tired of mowing two lawns, weeding, vacuuming and cleaning toilets.

I just looked at the pics...it is a gorgeous home and looks very well maintained. (That must be because you live so close by...that's a good thing that you can keep an eye on it.)
I'll tell you my frustration from the link...why are there just those few pictures? It isn't showing any bedrooms or bathrooms. Your Realtor should know better than that...the pictures need to "grab" the person viewing. You don't need to show every little thing in the whole house, but enough so that the potential looker sees enough to want to see more, if that makes sense. Since ppl probably go thru hundreds of pics in trying to decide which homes to look at, you have to have something in the pics that sets your house apart & makes them remember it. Seems like a lot of the Realtors don't realize the importance of pictures...many of the ppl here on this board have taken their OWN pictures. Do you have a decent digital cam? If so, go to it with the pics... From what I saw I can't really find anything to nitpick or criticize...I think it's a lovely home & since you moved within that same neighborhood, it must be a great place to live. What does your Realtor say about why it isn't selling? If the same company has had the house for 11 months, they ought to have some 'splainin to do. This message has been edited. Yes it is the same company, how would you recommend finding the best company, our contract is up in Aug. The company I have is one of the top sellers in this area and has sold most of the houses in our neighborhood.
As far as why it isn't selling, all I hear is that it is a great house (except that it has 3 bedrooms and a 2.5 car garage) and no one (my company and another company that has shown it several times) can believe it hasn't sold! Oh, that's right we also hear about our green counter tops in the kitchen. We have been reluctant to change them but have offered families that have looked at the house an allowance to change them. When there is a showing I put fresh flowers out. When there is an open house I bake fresh cookies at the house. We are thinking of dropping our price some more because we don't know what else to do. I just wish I knew what was wrong. |

If it was me, I'd lower the price! 1year on the market is a long time! I don't know what your comp's are and how long the avg selling time is in your area but I'd get that price down to what you can afford to do giving yourself a little leaway for countering and hopefully that will do it! We're selling as well and it's not a fun market to be in but when you gotta sell you need to do everything you can to make your home be the one to buy! I wish you the best and hopefully just your posting on here will send you good luck and get it Sold!! |

I'm not sure who has the lucky charm, but we for the very first time in 11 months have a second showing! Oh and I did talk with my company about lower the price and now they want to wait until the showing is over.

JZM-What Great News!!! I know even my DH told our realtor I don't know what it is but traffic is picking up with buyers!! Thank You FLBOY or whoever out there is sending it our way soo I hope they get the good vibes to your 2nd showing and it produces results!! Keep us posted!!

Well, you listed with a top company (mine!) -- home is great -- couple suggestions
1) take down the foo-foo curtains and put up some nice wood slates in the dining kitchen area. 2) Paint foyer something warm (light Butterscotch maybe or butter cream) 3) Where is the pix of the entry? 4) Where are the pix of the BRS 5) Reduce to $249,900 (that way you get all the buyers 200-250.
