Thought it might be a good idea to have a single thread for sellers so we can keep track of whose house is for sale, how long it's been for sale, any additional info, and the ultimate, when the house has sold. Optional info might be what state the house is in. I see others on different threads but I really have a difficult time keeping track.

Please, post a link if you can and post updates.

So, I'll go first:

Charcoalsmom: house for sale since May 18, 2008, southern CA. One interested buyer never made an offer though everyone "loves" it. Very little interest, if any, for this past month, supposedly priced comparably originally and recently lowered by $30,000. Absolutely no calls at all since the price drop. FLboy, PLEASE help me!

7/22/08 update: Received a lease/option offer the other day out of the blue. Cannot accept a lease/offer. Back to square one.

House for sale FSBO Dec-May. Listed w/realtor May-present, 7 showings in 60 days, no offers, but one 2nd showing scheduled for Sunday. Priced comparably, Have come down $3500 in price so far. North Texas.

House for sale, Nashville TN...has been on market 3 weeks today.
Have had one Open House, and another is scheduled for this Sunday. Had Realtor Caravan this past Thurs.

3 couples have looked at the house...one of these is coming back Sunday to the Open House.

We are priced a little below comps...

GREAT IDEA for a thread, CM...I too have trouble keeping track!

Listed with Remax
3 couples have looked at home. 1 scheduled for this Saturday, which is my birthday and I can't think of a better present than an offer on my house.

Priced below comps, however the market here is saturated with homes.

House for sale in Oklahoma.

Just put on the market this past Monday, July 7th. House is empty and move in ready. College town and houses are selling right now! 3bed/2full baths/2car garage - 1600+ sq. ft.

I am hoping that the house was shown today and again tomorrow - will not know until our Realtor gets back from vacation on Sunday. Really looking forward to selling this house so we don't have to worry about it any longer. It's about an hour and fifteen minutes from our house.

Hired landscapers to come in and rework the front flower beds as they are overgrown with crab grass - but do have a lot of nice plantings in them! Just have to find them - HAHA!

Priced well, according to the Realtor - although I was totally surprised at the price she put on it. Way higher than I expected.

I wonder if the mods would consider making this a sticky thread...it would be so good to have this info in one place & KEEP it there! It would be a great reference for ppl like me who tend to get the different sellers/houses confused!

Totally agree with having a central location to keep track of all of our sellers and their individual challenges, threads and posts but I'm afraid it might be viewed as advertising and all posts on the thread deleted with one quick click. Frown

As you all know, HGTV message board monitors are quite proactive/reactive (read that overly strict and delete happy with any thread that even seems to be seeking a Buyer and/or commercial link) so maybe those selling could devise a format to identify them without seeming to solicit Buyers.

I, too, get confused with trying to keep all three real estate boards and various threads straight in my head so I can respond with, hopefully, some helpful ideas and would appreciate having a central source to refer back to. OK, Sellers, it's in your corner to devise a format HGTV will pass on.... Big Grin

CCM-- great idea. I think state, how long, progress and link is a perfect central thread for finding these homes and how we can help the sellers.

Often times,I find myself jumping all over the place to see what and where their link is.

Selling my rental house in Memphis, TN
Cooper-Young Bungalow.
Rented, now. And have a new lease with new tenants starting in August.
Hoping to sell to someone who wants to buy and hold for a year at a discounted price. Want/hope to sell in July for health reasons.

House is in Pasco WA, 2090 sq ft. orginal price 208,000 currently 199,900 (below comps) four months on the market. One offer, but deal fell through. Multiple showings, multiple open houses, lots of lookers...

My home as been on the market as of June 10th
with two showings. We are currently living in the home and am located in New York. We are priced accordingly, so we'll see??

Rowhouse (EOG) in the Baltimore (county, not city) area. Listed aprox 90 days ago. Many lookers, no takers. All "good feedback". There are about 15 similar houses for sale in the neighborhood, of which about 8 are end units. Almost all of those ends are the same price, and a few are a lot less. (Houses in this area range from needing rehab (cheap) to already updated, so there is a real spread on the prices). Several houses have sold recently, and several more are under contract. I've lowered my price and am crossing my fingers. (Now to go find a statue of St. Joseph! Wink ....)

House in Jacksonville, FL - 3 bedroom 2 bath single story house with 1 car garage fenced in back yard on a man made pond. The house was built in 1999, so not even 10 years old, has vaulted ceilings, all appliances included, with gas heating. Originally listed for $175K but has been lowered to $155K. MLS# 401749 Its a great home. The only reason we are selling it is because we were transferred to Hawaii by the military for 3 years. And we can not afford the housing in both states. The house has been on the market since Oct 2007, and empty since March 2008. Has had several open houses, showings, but no offers. Its in a great subdivision, centrally located 15 min from the beach, 5 min from the mall, A+ school in the area.

We moved 6 houses down from our old house because we loved the neighborhood (kids and schools) and needed a larger house. Our old house has been on the market with Re/max since August 07. We have dropped the price 40,000, put in hardwood flooring throughout the kitchen, dinette and back hallway. Our comps are new construction with no or minimal landscaping. Listed 4/11/08 194k,open houses every 2weeks reduced after 1month to 189,900 had 4-5showings and 1 offer that we countered then it fell apart.
3months dropped price to 179k on 7/9/08 and we've had 4showings this weekend and accepted an offer that's contingent on them selling home so basically we're still FOR SALE! Roll Eyes

Received a 2nd offer late Friday signed that on Saturday morning which put the 48hour contingency deal into effect. Realtor called us yesterday and said the 1st couple is going to bridge the loan and buy the house!! Soo we are SOLD for our full asking price (minus some closing costs)! YEAH!!!! Big Grin

My house has been for sale since April 15, 08. We had and contract on it after 40 days. Well after sitting around for over amonth the buyer is now no longer able to get financing. So back to square one (and yes we fixed all the items on their list which was over $500) and back to the nightmare of showings. This time I have three kids home for the summer. I also have a large dog who is staying at thouse when we leave because it is just to darn hot to stay in the car or outside- we do live in Alabama! We are moving out on the 26th of July and will be moving to Philadelphia. Here is the listing for my house my home

Condo on the market since the end of February. Had an offer, fell through on 7/3. Mad

Condo is 2 bedroom, 2 bath, on the top floor of a six unit building. Located in Marion Iowa. Priced right, six other units have sold since we put ours on the market and their prices were the same as ours. Everything is in very good shape. We just don't understand why ours won't sell. Two lower units sold, one middle unit sold and three upper units sold. (Shaking my head).

Hi all! Best of luck to us all!!

We are in Long Island, NY. We have been on the market now for 2 weeks (since July 1st, I think?). We are slightly higher than comps but we show much nicer (I think anyway LOL) than the others. Unfortunately, we were told by our realtor that we are in a declining area which means that the houses in our neighborhood are actually declining in value more rapidly than some other surrounding neighborhoods. ***** but fortunately we are in an ideal situation in that we WANT to leave but by no means NEED to. So, we will just play everything by ear. Here's our listing and I look forward sharing the ups and downs of this process with you all.

Well, talked to our Realtor today - she will have a Realtors tour on Thursday and an open house on Sunday.

As noted, it is empty and move in ready. We are having the front landscaping revamped - talked to the people today and they are working on it - given the rain that we've had the past week.

Can't complain a bit. Just want it to go to a nice family or a nice landlord! It's only been on the market for a week and one day.

Thinking of all of you selling - fingers crossed for everyone!

My son's house or sale in Winter Park, FL - near Orlando. Lowered the price a few times, they even remodeled the kitchen. Few showings, no offers, it is now going to short sale :-( Someone will get a great deal. Second listing on the page at $549,000.
