I have the home inspection today. I cleaned all day everyday for the past week. I opened the pool and have that filled. I really hope they don't nit pick everything. I am losing a lot of money by accepting this offer, so hopefully they don't ask for anything else. Like Justin Timberlake would sing..."I ain't got no money." Keep your fingers crossed for me and wish this house luck! I will update you all later on when it is done.
Good luck -- we've always been fortunate not to have any major issues with inspections on homes we've purchased or homes we've sold. A friend of mine recently sold her home and had the inspector from "H - E - double toothpicks". And the matching buyers!!! They nitpicked and nickle and dimed her to death, hope your inspection goes well !!!
It seemed to go well. I was here the whole time b/c it is raining and gas is 4 bucks a gal. They didn't care at all that I was here, I vanished whenever they would come in a room I was in. Anyways. I left for 5min to go get the kids at the bus stop, and guess what happened? My daggone dishwasher burned up! Yah, black smoke everywhere! Now, I do dishes everyday x almost 4yrs-with no problems. They come in, and the inspector runs the heck out of all the water(every water hole pretty much) and then decides to run the dishwasher. Well, it burnt the motor or something, there was no water in the d.washer at all! the inside of the d.washer is all brown now...and it smells like burnt plastic. I bet it caught on fire, and they are just not telling me.weird. So I am left here w/ 3 kids, having to do dishes by hand until we move. tks mr. inspector gadget. They all were laughing-like:"Poor home seller and her broken dishwasher" I was mad and po'd. I hate dishes, let alone washing them by hand! I just smiled and waived, smiled and waived. I bit my lip so hard that it bled.
Based on my past experiences with inspectors, I arrange that the homeowner or myself(the Realtor) be there.
On one inspection, the inspector pulled the refrigerator too far from the wall and broke the ice line...after he left I noticed a puddle in the kitchen getting larger (I turned the line off ..and mopped like crazy. Another time, the inspector though he saw a termite.. and started pulling off a baseboard.. until I stopped him.
If he had every faucet on and there wasn't enough water coming into the dishwasher..may have affected the operation...I would research it. I will tell you I have never had an inspector turn on every faucet at one time.
I researched the dishwasher info, and it said that if enough water is not present for the d.w to run, it could result in a motor over heating and a fire! Mind you, not a drop of water was in the dishwasher. I think when you run both showers/bathtubs, both bathroom sinks, kitchen sink and the hose outside...you shouldn't try to multitask and do a d.washer check too. That is just me. I will look into what i can do about that. So I am thanking my lucky stars that it didn't catch completly on fire. ya know?
As for my inspection, my realtor called and told me what the finds were. Nothing major, but there were a couple things like a small(old?) leak in the chimney flute(or fluke) lol, and the wire bundle on my electrical panel is worn(the wire on the outside of the house has a tiny spot on it where the covering is coming off..I mean...c'mon ). Now, we have only owned this place for 3.5 yrs, but we have never heard such a thing about a leak. Not at our inspection and not when I had the painters here to paint my ceilings. They found no spots, and i still have none. So I don't know? Maybe an old leak? My roof is 4 yrs old! I should know more by Monday, on how much they want or if they want anything at all. I am going to get free estimates for the work that might need to be done, just so I know in my head how much we are looking at. Also, I am going to make up a list of negotiations. My realtor is really good at negotiating Hopefully everything will be A ok.
Those don't sound like biggies, flbound, hopefully all will fall into place without a lot of muss & fuss.
As to that dishwasher, though...what on earth was the purpose of them running ALL the water at once & THEN turning on the d/w, that is just ridiculous.
And yes, thank goodness it did not catch on fire...it is a wonder it didn't!
I am calling whirlpool tomorrow about a possible recall on the dishwasher. It might be refunded by the company since the d.w is older. who knows. I am then calling a plumber(free estimate) to see if, in fact, the inspector messed it up by running all things at once. Either way, the d.w will be replaced. Just wondering who is scratching out a check to replace it. I just hope the buyers don't get anxious and just plain walk away. I have an apt w/ the safety inspector sent out by whirlpool co. on wed. They will be able to better tell me what happened and if we could get a possible rebate. As for the other stuff the buyers want: $300 for a credit for the chimney flue. They also want the main wire coming in from the street to the breaker box replaced. I don't know what it is called,but the electrician is coming over to look at it later and give me a dollar amt. And of course the daggone dishwasher. So all and all, not bad. I just don't have any money to be dumping into this place. I just wished they would just take a credit at closing and be happy with that. but no. they want it fixed. so i better start doing dishes at a local restraunt lol. i have practice
I believe the wire from the street to your home(electric) is maintained by your local electric company. I will call them first, may save you some bucks.
Regarding the flue - don't you want to get a estimate on that? Many companies give free estimates. May be something.. like a simple repair.
As for the dishwasher... you know my thoughts there. I would certainly call that inspector, and ask that he be responsible, and to make sure he was licensed. Incompetence=damage.
Just because they find things doesn't mean that you have to have them all fixed. They aren't buying a brand new house from a builder.
We were inspected to death when we sold our house in Virginia. One thing he found was that the shower leaked when the water was running...yeah, like that's a huge problem.
Our house was solid as a rock and in tip top condition. He couldn't find anything else so he asked to see the blueprints from our addition and copies of the permits to make sure it was legal. Of course it was and the addition was built by and ex Naval contractor who had previously built airports for naval air stations. That was one solid addition, let me tell you.
My husband had to crawl around in boxes that we had sealed up for the move to find the blueprints and permits...what a PITA. The inspector couldn't find anythig wrong with the addition either but then he pointed out that one of my under the counter halogen lights had burned out and needed to be replaced.
So you think the wire up against my house, leading to my breaker box is the energy company's deal? It isn't the wire coming from the pole, it is the one connected to that running down the side of my house, on the outside. hmmm I'll check into it. tks!
flbound -- in my area that wire on the side of the home that leads to the breaker box is the home owner's concern. All my power is underground, and the power company is responsible for all the underground cables that lead up to my house, but the wires on my home leading to the breaker box are my responsibility. It may vary by municipality.
I was mad too when I read about the inspector breaking your dishwasher. He should definitely be responsible for fixing or replacing it. Who would turn on every tap in the house and run a dishwasher? I don't run the washer and dishwasher at the same time, and I even try to avoid showering when either of those are running just in case. Running that many things at once sounds like something a 8 year old would do.
The things that were found do sound minor. Sounds like it went relatively well, so that's good.

So I had the boss lady of the inspection co. come out here to do my water test. She told me that the inspector only turned one faucet on at a time(not realizing that I was hear to see him run all, and that i left once the d.washer had already started..) So that mad me upset, thinking that I was lying to them or something. The inspector lied to keep his bootie covered. Then...On wed. I had whirlpool come out, the safety team, to see what in the world is wrong with the thing. They found nothing! That is right. The d.w. majically works now. hmmm. So I already signed paperwork saying I would replace the d.w. thinking that the insp. or the whirlpool comp would. Also, thinking that it was burnt up. I guess the inspector had run the pump dry, and it decided to smoke...at that given moment he failed the d.w. And the buyer was nervous and wanted a new one. Now, I can't blame him for that. Here is a tip to learn from me: 1. Don't leave a buyer, a buyers agent and an inspector in the house alone...ever. My agent had to leave, which i was fine with b/c he left at the last 5min of the insp. But I also had to leave to get my kids off the bus. So the inspector was not being watched, and I had no one on my side to vouch for things that he did wrong. #2-Don't run all faucets and the dishwasher.(a given) #3-Don't sign any paperwork pertaining to the inspection when you think it was something that another party did wrong. I should have known better, but just assumed the d.w. was broken and would need replacing. I got a second opinion and sure enough it works. If I hadn't signed the agreement, then I would have $400 bucks in my pocket right now. I tried to negotiate further, but the buyers were unthrilled with my offer. hahah So the joke is that we will get a black d.w instead of a white one ...b/c the agreement doesn't say "Matching" or "white". -we wouldn't do that..but that would be hilarious. If I thought it wouldn't be a deal breaker i would totally do that. I am not happy about the situation, but you live and you learn...and I should just be thankful that I can use the d.w now and that nothing else happened while I was gone. ps-my water was okedoke
