REL,
Our offer had a lady's name with another word listed.
Our realtor said what that meant but I don't remember. Do you know the word?

It was possibly something about a speculator.

If you can help, Thanks.

Wha...need more detail. Did she leave you a copy?

Is this the one you refused because it was a low baller. Was it another Realtor purchasing?
What was the verbage regarding Speculator.

Would it have anything to do with the broker?

I was trying to think of what all names/titles were on our offer...I just remember the names of both buyers and sellers agents...and us, & the buyers' names.

REL, another question for you: if a realtor is allowed, say, 6 photos on the MLS, can those 6 (or any portion of 6) photos be changed out without incurring additional fees?

How about CRS, Certified Residential Specialist (which happens to be one of my designations), or Can't Remember S..., which at my age also happens frequently.

could be placing the offer for someone else.

It doesn't matter because you didn't accept it anyway - right? However, better get all your red flags up--when you see the word "assign" -

.....means a Realtor or investor or attorney is trying to pick it up cheap, for investment purposes.

They then sell it for more.. pay you--off the new buyers money with a a back to back closing....wih you and the new buyer.

In addition...there are some crooks in the "assign" investment business.

.when I see the word "assign" the first thing I check is the local police and FBI sites...just to be on the safe side. I also call my title company to run a quick search in the name.



However....You will know if it is a realtor because they have to disclose that they are.. in the contract -- it will say something like this... Mrs. XXX is a licensed Real estate salesperson in the state of XXX. Full disclosure of that is reuired by law.

So don't give you equity away -- and don't act desperate -- hopefully avoiding the whole assign business.

If you see the word assign - run straight to your own attorney for review, before signing anything.

Although by law, we have to present all contracts, no matter how rediculous - you Realtor should have explained this to you.

I don't think it costs anything, and must not be a huge big deal, b/c we changed out ours several times & the Realtor never made any big deal about it...seems like she would have said "hey this is costing me!" when I kept wanting to change the pics.

yes-no charge - just work. (in local MLS free photos up to 6 or 8 (depending on MLS Board/assn.) - however there is a listing fee for the listing)

yes- no charge - just work. On Realtor.com IF you have paid your yearly fee "for additional photos. (1 photo is gratis) Fee for additonal photos run approx. 700-$800.

We immediately signed the papers that the offer was not accepted and there would be no negoiating.
Our realtor did sort of explain. I could not remember the words after the lady's name.
