We have had our home on the market for 3 months and get very little feed back. We want to move so that our children have more outside space to play.
You can view our home MLS 237745. Our neighborhood currently has our home and 2 other for sell.
We have a nice location but a small lot and homeowners.
We have had 1 open house on a somewhat rainy day. Should we do another? How do we get traffic in to see our home?

We have gone in and removed the clutter in kitchen. Removed the items on top of cabinets, refrig and rooms.

I find that an awkward sentence (it has no meaning) and it is repeated 3 times on the page for your house.

The verbiage on their website, while okay for the first time I read it, got old the 3rd time. The house looks nice, so I'm sure there are more interesting things to say about it... Also, I see that you have a tiny lot - looks like your neighborhood is like that. Most of the houses for sale are larger with more land - is your house priced appropriately since there really isn't much private yard? I see these kind of developments in Northern Virginia that popped up during the boom, but I think here they're having trouble selling against the competition (house with a decent sized traditional yard you can fence for your dogs/kids). When was the last time your realtor did comps? In looking at your house, it looks priced high for the area, plus you have an HOA (which, while I love mine, many people don't like them). In our neighborhood there is a huge pool, tennis courts, walking paths, clubhouse, etc - what is included in your HOA, and how much is it a month or year? I believe people will factor that into what they offer - and I don't see that on the realtor's page, but I do see less expensive, larger houses with no HOAs.... Also, are there any companies that are bringing new workers into the area? I'm a huge fan of Open Houses (they work around here), but I would work with my realtor to determine the appropriate strategy for selling your house. The reason you want to move is probably the reason people aren't buying - so you might want to take that into consideration... Good luck...(maybe if you figure out what you loved about it and made you buy it, you can figure out who to target to sell it to....)

In my area your home would be called a "zero lot line"....very difficult to sell in a normal market and I'd imagine even harder to sell in this market. Price is key. My hubby's secretary had a zero lot line, 1500 sq foot 3 bdrm 2 bath and hers sold when others in her neighborhood were not. She looked at the most recent sold comp and undercut that sold comp by 5%. Price sold it.

The market for your type of home is going to be smaller then for a traditional home on a larger lot. That's one of the reasons you're moving, the lot size. You have to appeal to the few buyers you get through the door, price will do it.

Is that a gun mounted on the wall in one of the bedrooms? If so, I'd remove it.

Is your house priced at or below the comps?

Do you want room by room staging advice?

Hi & welcome!

First impressions: not enough pictures. Am I missing some pictures? Also, can't get pics to enlarge...again, am I missing something...?

It looks like a chair is sitting in the front yard...right next to the porch? I can't make out what's going on, again, b/c the pic is small. The front could use some dressup...red blooming plants in pots! Can't see the front door, what does it look like?

Retake pictures if you have decluttered; shouldn't be a biggie for Realtor to change them out on the site. 80 percent of buyers, from what I read, start their search on the internet these days, so if you don't grab them with the pictures, you're losing a LOT of buyers.

No picture of the back...needs to be one. No pics of any bathrooms...?

Also, your Realtor needs to get with it...why are the same descriptions used in three different areas of the listing? All the stuff about "entertain from grocery store to grill..."...well, that is fine one time, 3 is way too much. The HOA info is also repeated several times.

Speaking of HOA: they should have all the HOA details under its own heading...I see clubhouse mentioned...is there a pool? Playground? Picnic area? Needs to list what all is included.
