I am speechless, your home is very nice, your price is incredible. I imagine that you really need to sell. I hate to see property reaching these lows,but those are signs of this time. How are the sales in your area?

I think it is a nice home. I think many of today's buyers would like to see it more updated (kitchens/baths) but I don't really suggest doing that. (I'm not an expert though.)
Some little things I noticed...I don't like that last picture of the house from behind the fence. It doesn't add anything (except you do have a nice fence but you can see that in other pictures) and made me wonder if you're on a busy road. I think there is too much furniture in the family room (and its too big). I would consider removing one of the pieces (chair or loveseat) and a end table.
I have this urge to rotate your dining room table, for some reason. I love that you have all that space in there.

The house itself does pose some challenges. For instance, there's a mention of an oversized garage, but there's only a single door. You'll lose buyers looking for a 2-car garage. And the listing can do without the photo from the side street -- it makes it look like there could be traffic noise.
When I pulled up your listing, I noticed a similar house a mile away also being marketed by your agent: 22 Derby Dr. (MLS 5855658). It's got one more bath than your home and is the same price. Your listing doesn't say how big your home is (can your agent fix that?) so I don't know if that's a fair comparison, not knowing your area. But Derby's been listed for 123 days so it's likely that neither of your prices are where the market is right now.
Have you gotten more activity with the price reduction? Do you have feedback from buyers who've seen it? What does your agent say about the price compared with recent sales?
Nice house. Get rid of some of the red..dress up and paint bath, new shower curtain. Posters down in kids room. Ditch foofoo curtains for blinds. Kitchen dated - think about painting cabinets maybe a coffee color and add molding to doors, if none. Long handles. Put Fan decor over bed in master.
Stick with price for now - seems very reasonable...just my opinion but your Realtor knows your market.
Like it was said before, it doesn't list the square footage. I know when I'm looking for houses, that is one of the first things I look at because I am looking to upgrade space.

Biggest no-no for me is a single car garage, no matter how large it is. That can't be changed so many people won't give the home a second thought You've also rec'd some good advice on some of the other issues. Looks like a nice neighborhood.

If the home at 22 Derby sells, that price will be a comp for the price of your home as well, no matter that it's a short sale. That been the problem with the recovery of the real estate market-too many foreclosurers and short sales dragging the home prices down.

I don't mean to sound mean about your home. But your home is 17 years old. While that seems young in children, it may also indicate the life span of many home utilities. While my inlaws had a hot water heater that lasted more than 50 years, I was not so lucky. Roofs also have a 20 life expectancy. How about your furnace/air? How old are they? I kinda look at your house as a money pit. If any of these have been updated make sure it is in the listing.

As I said, there's no way to accurately compare the two houses without more information. However, as Mamaspoon pointed out, it's possible the short sale house could become a comp if it sells first. That would be very unfortunate, but that's the kind of market it is in many cities.
A couple of things that might help the OP's listing:
+ Stress that it's a conventional sale. That could be important to buyers who don't want to deal with the hassle of short sales and foreclosures.
+ Consider offering a financial incentive to the agent who brings you a buyer rather than lowering the price. So on top of the commission that's split between your agent and the buyer's agent, the buyer's agent would get a set amount, maybe $500 or $1,000.
Completely agree with scrapirony. Hopefully that is what it will take. I KNOW when we get to start looking, we will not look at any short sales. I am not going to deal with all the hassles of that. Sending happy thoughts you sell soon!

The single car garage door is a deal breaker. It looks like you have a large garage.
You need to take a tape measure and measure your current garage door and garage front. Check out standard garage door sizes at http://www.doorsandopeners.com...garagedoorsizes_.php and see if it is possible to convert your large single car garage to a small two car garage. Don't forget the cost of reframing the front of the garage and widening the driveway near the door.
Of course those buyers with the obese gas guzzling large SUVs would pass, but there are lots of families with smaller cars or car and golf cart. Check this option out. It may be cheaper than reducing your price much more.

Thanks for the advise. We just spoke with our agent and we are going to try the financial incentive stating today.
If you don't feel comfortable trying to sell the home yourself, then you should absolutely find an experienced Realtor to help you out. I think he can also look for referrals through social media for more traffic to us. Well Best of luck to you…!!

I'm trying to sale house first for sale by owner no luck now with a realtor went on James ramsey to find a realtor .Now I have a realtor not much going on asked him for feed back .We are located in vary nice neighborhood back up to greenbelt tail parking lot and road we have priavetcy fence block veiw of all that with a gate that leads out to greenbelt first problem now second problem they can't figure out greatroom layout .I have picture how could I send them or attach them to show you what I'm tooking about need help
