Hi I am not a stager- but have learned a few things. Overall I really like your house. Could you take the pictures of the outside without any cars in the drive? Also, you have a lot of vases with flowers. Flowers are great, but if you have too many it can look a little cluttered. You could take them off of the dresser and mantel. The other idea would be to put out some flowers that are not so tall. You have a picture of a hallway and it appears at a funny angle- not quite sure what it was supposed to show. Overall though I like the house, and you have been working hard cleaning!

First let me start by saying you have a beautiful home and have done alot of great stuff. Some things that stand out in the pictures that I notice are:
Pic of kitchen- remove the shoes along the wall for the picture
Pic of stairs - turn off the tv for the picture - distracting
pic of bathroom - you are seen taking picture in the mirror
These things are distracting. I know this sounds picky, but from everything I have read on these boards, these little changes make a difference. Not trying to be critical, just offering my 2 cents. Smile

Get your home on the market quick with a Realtor, even if you have to raise the price to compensate for commission - if the comps allow.

Take those red shutters and put them on the front,
and paint front door same color. Paint garage door same red color.


Home is darling. You need additional interior staging tips.

First, I LOVE your house!!! I do think there are some things that can be done to make it show better, though.

How old is this house...? Really interesting architecture.

I agree with most everything that's been said so far, except I would not paint the garage door red...I think that would take away too much attentoin from the house.

Here are my comments based on "first impressions":

Major problem I see throughout: Take the pictures in daytime, not at night, so you get the natural light. This makes a LOT of difference, remember, buyers are looking for light. Open all blinds, etc. for the pics, too.

I think the front needs to be dressed up. Remember the RED rule...try some red flowers in plaanters! And yes, what about red shutters, like are on the side of the house? I would like to see some stepping stones or some kind of walkway going from the drive to the front door.

In the living room take the throw off the ottoman...I'm sure this looks good in r/l (I have throws on some of my furniture) but our Realtor went thru taking throws off everything while the pictures were being made.

Chandy in dining area needs to be lowered.

Is that a table in front of the corner fp? I would move that.

That is one ULTRACOOL bathroom!!! LOVE IT! Now...I love the pink painted tub BUT...a lot of buyers won't. My clawfoot is painted too but it is a very dark green...I think you should pull out one of your more neutral colours & repaint the tub.

I LOVE that bedroom,...magnificent furniture!! I heart it ALL! But there is too much in the room. Move out the tables next to the dresser, along with the tv, also move out the rocking chair for your pics. You might consider neutralizing by changing out bed covers & window panels if you don't want to paint the pink. Don't get me wrong, I PERSONALLY love it...but a) the amount of furniture is making it appear cramped & small, and b) the pink may turn off a good many buyers. AND is that dresser in front of a window? If so, it needs to be relocated or moved out...you don't want to block windows.

Also re the bedroom...try to back off & get more of the room in the shot. As it is, it is all about the bed, not the room...

Really beautiful grounds BUT, is that your RV? if so, pls move it for the pictures...if it isn't yours, take pic from a different angle so it does not show the RV.

For your exterior pic of the house, experiment with different times of day...there is an a shadow in the picture that's obscuring your front door & front steps.

Again...GREAT HOUSE, I would love to know more about it in terms of age/style etc.

Mega, yes, your house is beautiful, so much character to it!

I concur with all the advice given so far especially about listing with a realtor and taking photos during the day. Also, see if you can "back up" a bit when taking the photos to show more of each room.

The biggest problem that I noticed was simply too much stuff in almost all of the rooms. I'd probably pare things down by about 1/2. You want the buyers to notice the house, not your stuff. Use the remaining stuff to enhance the house.

In the living room with the fireplace and mirror, i'd remove that chair and table to the left of the FP and remove everything on top of the mantle. What is that to the right of the fp?

In the master bedroom, I'd remove everything but the bed and the mirrored dresser. Is there a nightstand on either side of the bed? If so, keep those, of course.

Does the dining room share a desk? Is that a computer I see on the right?

Music room: are there any instruments that can be stored away? or are all of them needed on a daily basis?

Kitchen: what's on the other side, where you are standing to take the current photo? I think I'd take an additional photo of the kitchen going the other way, too.

I'd try to take photos of the other bathrooms, too, as well as the other bedrooms. There are lots of photos of the outside but I'd like to see more of the inside.

Ok, that's my 2 cents worth.

Also, if I haven't mentioned it, post your house under the thread "Is Your House For Sale."

i am a stager & i would declutter the music room & paint the walls, put away anything that's personal, e.g. family pictures; other than that it looks pretty good to me Smile

I agree that the shoes in the kitchen need to be put away. Also, my rule has always been only one appliance on the kitchen counters. I know it's not convenient, but it really makes the space look bigger. The bedroom does have too much furniture - remove a few items. I'd remove all but one item from the mantel and put it off to the side. There also appears to be too much furniture in the two rooms with fireplaces. And the only thing I'd invest $ in... repaint the outside of the tub a nice neutral beige. You have a gorgeous home and I wish you the best of luck!

AJ, it would be worth your while to declutter as has been suggested. Give consideration to renting a storage unit while house is on market. Again, worth the money and effort.

Good luck on your sale.

Hello, I have had my house for sale over 2 years, we have done everything the realtors have suggested, we really need to get this place sold!!! Its listed on the mls we have changed realtor 3 times. We have dropped our price drastically! Is it o.k. for me to put the property address on here to possibly get some advice? I am new to this message board & don't know whats o.k.
I would appreciate any advice! Big Grin

Put a link to your house on the "Is your house for sale" thread and these wonderful people from these boards will be glad to look at your pictures and give you ideas, advice and also a shoulder to cry on if needed. Smile

Your story is not unlike many here...at least you are not alone in your frustration. But you have come to the right place to get advice, support & help!

Best thing to do is start a thread of your own, and post the link to your listing or pictures there; that way the advice to you won't get mixed in with other sellers. To start a thread, just look up at the top, click on New, then, in the drop down list, click on Discussion. Fill in your subject & message, & walla, you're done!

Also please post on the "Are you Selling Your House" thread.
