Sounds like the 2011 Green Home in the Denver's Stapleton neighborhood is on the market, furnished.

2011 Green Home Listing Info

I'm assuming it's furnished given the price compared to their competition. IMHO, Stapleton's a bedroom community - not a vacation home area - so don't know how much demand they'll see for a turn-key property.

Any cache for Denver residents by purchasing/owning this home or at least enough to justify the extra **$?

---the Z estimate is 300K+ lower than the sell listing! Where, or more appropriately if the cache equity would be produced is probably not going to be an easy ride.
It doesn't look like this green home is going to pull in much green esp when comparing the HGTV prize appraisal. Still the winners should not carry into the win an actual loss after taxes and realty costs if the property sells at the Z figure.
It won't prevent me from entering again, at least not yet, although DW has been trying to cut me off at the knees.
One does have to avoid driving beyond what the highlights can illuminate.
The Green Home, as in all rated green homes should return more than a standard-built one since it costs up to 40% more to build a rated one according to Green contractors' remarks on internet.
As you inferred, tsr, its location is not high equity, dream home stuff, where people with more disposable income place their investment money.
I wonder how this example will affect future Green Home sweepstakes' entry responses and if Jack and company will move Green into higher equity land areas. That would be somewhat disappointing, and also would jack up the price, pardon the pun.

Here's what Zillow states on their appraisal which I find interesting...
"...when requests for corrections are made, Zillow states that it cannot change the estimate because it pulls in data from other sources and further states that the changes have to be made by the customer by going to the source(s) of the information...Zillow's lack of reliability is primarily because it cannot take into account any form of property renovations, condition of properties, upgrades to the property in the form of landscaping, roofing, kitchen improvements, etc. Therefore, two houses standing side-by-side with similar square footage and number of bedrooms are valued at the same price on Zillow, regardless of condition."

Good points, TangoW. I only use the zillow as a starting point WRT appraisals but most value (IMHO) comes down to location and size/s.f. in any event. Nope, I don't see the home yielding much green, either. How many move-up buyers require a fully furnished home in a suburban location?

The NJ family who won sounded very nice and almost looked like good candidates to retain the home. However, how many established families want to pull up stakes and move to a new state and city? Alternatively, how many families can support and financially maintain two homes? IIRC, they weren't close to retirement age so if it had been in a vacation area, it probably still wouldn't have worked.

I wish them luck with the sale. It will be interesting to see how much of a premium they eventually receive for the furnishings. Plus, as you correctly pointed out, TangoW, they should also receive a green home premium so all these factors combine to make their home appear even more overpriced compared to all the other Stapleton listings. One thing, if the family's financial situation improves and their income increases, they might want to consider donating the furnishings -

I'm with you - somebody blew it on selecting this suburb. (BTW, we all know it's not down the street from the ski resorts, haha.) In the future, we'll keep entering and dreaming.

P.S. One thing about their certification, it felt like they received it largely by eliminating certain things, e.g. by not building out the basement even though most families would definitely want it in that area.

No mention of a buy-back by the orig HGTV contractor...HGTV doesn't ever mention it as an option in the sweepstakes description, info that would be useful. A skinny latte will have to suffice.

The best feature of the thing should be elaborated property if you want to sell it. This same happen in terms to the property and houses .The description of the area, locality, and sight scenes motivate people to buy the property in the price disclosed by the owner.

IIRC, edith, another website indicates it either sold (that is, closed) or is at least under contract at 625K. IME, trulia seems to run late compared to other sites.

It sold in January for $625,000. Not sure about the furniture. I drove by it today and there was different patio furniture outside and I remember the real estate listing stating the furniture was an additional cost.

I am sure there's a reasonable explanation for this home otherwise what's the point? I've seen green homes on Tucson classifieds with a much better price, that makes me wonder of what's so special about this home...

The selling price came out very well. Equity rebounded 17% over the original msrp value of $550K that was posted in the HGTV Green Home 2011 rules; or, someone simply liked the place!

I have seen on Ziller where the owner can change the price, so not the best price source, but a bgiininh.

Anyway, if they could not keep it, glad they were able to sell.
