We have decided to talk to a couple of builders and I have no knowledge of building a home.
What questions do I ask.
I am concerned with the total costs and what I get from him and his quote of what he will build the home for.
Are appliances in the quote,fixtures, flooring sod,landscaping etc.Do I pay a percentage down,closing fees and do I need an attorney.
Can any of you add any questions that I may need to ask or offer any advice.
We have found a lot we are thinking of buying but who is responsible for drainage the builder or us? I need to ask any and all Questions to make an informing decision.
How long does it take to build home about 9 or 10 months?

A reputable builder should walk you through the process. Be sure to take notes so that you can compare if you meet with other builders.
Often you can decide on some things based on how much you want to pay. For example, their price might include a refrigerator....but a basic one..... You can determine if that works for you or if you prefer a double door, or ice maker, etc.
They may include electric baseboard heat, but you may want to upgrade to a gas furnace and AC.
Do you want to do your own landscaping, sidewalks, painting, etc.?
Ask about site prep, securing permits, time frames, ...
Are you going to go with their light fixtures or do you prefer to get your own? This is a way to save. Their lights might be very basic, but you could live with them until you choose to upgrade.
Do the bathrooms come with towel bars? Some builders do not supply them because folks often prefer something nicer.
There are many other things to consider! I suggest that you get a friend or relative (who might have experience) look over the plans when completed. You can make changes that suit you!!! Do not be afraid to ask! Would you like to add a window to the bathroom! Is there a pole in the middle of the basement floor....could it be moved to a better location? Are the hose bibs convenient to planting area?

Hire a buyers' agent.
Even if you use the builder's standard plans, have you considered hiring an architect to review those plans and possibly act as a project manager? It could be money well spent and significantly reduce your stress level, IMHO.

We sit down with our clients and go through a check list with them about what kinds of things they want in the house. We give allowances for light fixtures, appliances, landscaping, bath fixtures, cabinets, countertops, front and back doors and windows. Those are most of the big expenses. What type floors, outlets, mouldings, doors, bricks, sidings, shingles, finishes, ceilings, etc. That's all I can think of right this minute. Then he will take their plans and go through them with them and make notes on any changes that they might want. Then he goes through the plans and does a price take off as well as getting prices from all the subcontractors that will be working on the project. When all that is done he goes back to the clients with the price of material and profit. They tweak things according to their budget. Depending on what size house and how many hips and valleys and cut outs it could take from 9 months or more to build the house. All lot costs including drainage issues are paid by the client because the lot is theirs.
