When you listed did your Realtor give you a net sheet showing what you will be receiving at closing.

At closing, did you pull that net sheet out to see how close the bottom line check to you was?

When I list a property, I give 3 net sheets-one for list price, another about 5-7 K below list, and a rock bottom, which in all likelehood they've never considered that price point. Somehow over time, it softens the blow.

I calculate a second one when we receive an offer.
