Just how costly will this electrical redo turn out to be? Just ball park... My son is looking at a 1000sq ft home with an attic & crawl space, and, of course, antiquated wiring. The seller is not willing to repair anything. This is in So. CA


Summers are just this side of hell, but you don't have to shovel sunshine...

It depends.

He needs to have a local electrician come in and give him an estimate for rewiring the house and likely upgrading the electrical service. If this house still has knob and tube wiring it likely doesn't have any grounded outlets, no GFCI in wet areas and is probably no more than a 60 Amp service. None of this bodes well for a modern home with computers, flat screen TV's, home theater and large kitchen appliances.

Hi Sparky! Could you do me a favor and jump over to KC in CA's post on the General Decorating board? I explained what I know of K&T over there. Did I get it right? Forgot about the ground wire part but the rest? TIA

Thank you for your comments. DS is trying to get a sense of whether to press forward if the seller still refused to budge...and he did call out an electrician who was so on-the-fence and said he had to think about his recommendation. The home inspector said there was no grounding...

I will look at the other post. Thanks.
