I have a question - I know that a background check may be conducted on the potential winner. Last fall the SC state database was hacked and millions of social security numbers and other sensitive information stolen, and anyone who had filed taxes in SC since 1998 was compromised. As a result we put a freeze on our credit as an extra measure of protection against identity theft. So my question is, does the background check include a credit check and if so would having my credit report frozen present a problem, if I were lucky enough to be picked as the winner?
HGTV in the past ten years has never revealed the pragmatics of their policy here on MB. I hope they would answer your question by means of a letter to them at their Knoxville HQ?
Of course, HGTV doesn't want any snafus, and we have never heard of any that occurred with folks who won.
A statement of legal requirements is described in the Sweepstakes rules. If you meet the requirements, MBers have pretty much gotten the impression here that HGTV doesn't care about your financial status or credit if, when you send back their agreement-to-receive-the-prize, that you sign it, and do what then is required, both financially and legally.
This includes paying Smart Home insurance, transferring deed (or LLC) setting up the utilities and property tax registration and filing a fed form 1099 for 2013 income tax, (and also any applicable state tax form if you are non-FL residents.)
At completion of those items, one could guess that the Home prize is yours. If you elect the Cash prize, filing a 1099 is probably all that is needed to be in the dough.
Taxes on both prizes are due, Apr 15, 2014.
Winners in past just take the prize, and we rarely hear from them, and never on credit.

UPDATE: MAY 09, 2013
"Is/Was the HGTV Dream Home FOR SALE or SOLD?"
"We get this question a lot. As of May 2013 the Charleston County tax records still list the owner of the HGTV property as "Indigo Park Llc". County information is normally updated within thirty days of ownership transfer."
