We bought our house in November of 2011. The previous owner was a contractor and had done some renovations. The back patio was one of the things that we loved about the house. Upon inspection we found numerous problems with the house that were repaired or replaced. One thing was mold and fungus in the crawspace under the patio. It was treated with the promes of quarterly treatments. Well of course these promises turned out to be untrue and after calling the guy that was supposed to treat it, I found that he only looked at the crawlspace and did not treat it. Now the patio is falling in and because it was an existing problem the mortgage insurance wont cover it. Our home warranty did not include structure and we are stuck. Does anyone know of any other action we can take? Estimates are at $10,000 for replacement because the wood is too far gone to save.
