Dear Mr. Holmes I currently inherited a house with a problem and no one can figure it out. I had a roofer come in and they are not sure they cant find anything wrong. But, I am getting these spots they almost appear to water spots, someone told me it has to be insulation in the eaves creating condensation but there is no insulation. The roofer said there are no roof leaks. Yet I am getting these spots on the outside walls where the ceiling and walls come together. What can becausing this? I am tired of this situation and need help from a professional like you. Please respond. | |||

Mike Holmes doesn't come to the boards to answer questions. I'm not sure he does it on his own web site either for that matter. Your location would help. Age of the house, construction of the house. Is there a basement, is it dry, is there a crawlspace with a dirt floor? It could be condensation from inside the house hitting the cold ceiling in winter time. The roofer says no leak, are you in a cold climate where ice dams could be a problem? No insulation would mean you have a warm roof in the winter causing any snow to melt off.
