Home owners association fees are 600 per quarter, and are reassessed every quarter. Kiawah Island Club initiation fee is $135,000.00 (refundable in full if you move) plus an annual fee (I am guessing here, but I would think 10 to 20k a year) But all the golf courses are open to the public. I'll post when I get golf prices) If you look with the "zoom" from the upper deck virtual tour and look to either side you will see neighbors. That makes me think the Dream house is on lot 119. You can see 113 and 123 on google earth. (from the plans DH 2013 will eventually have a neighbor that shares the driveway. off to do more sleuthing. | |||

The HOA fee or the exclusive country club fee? Augusta National is at or just under $100,000.00 (I agree on the cost) HOA fees seem in line with alot of coastal lease-able property's | ||||

in 2009 it was .7% property tax 1,700,000.00 X .07 = 11,900.00 (cheap for this value a home...but I'm sure insurance will off set it being coastal) average house in 2011 was $1,057,119.00 Estimated median household income in 2009: $165,891 median age is 63.8 year old population is 1,631 plus soon to be...me! | ||||

i believe the yearly property tax will be slightly less. the 1.7 million figure cited includes furnishings and merchandise which would not be include in property taxes. i am not sure how much the furnishings/merch account for though. in past years i recall it being in the $100,000 range. | ||||

I don't think there are any Black Widows in S.C. Vinnie, but I am sure your DW would chase them off anyway!!! Watch out for the Eastern Cotton Mouth snakes, though. I believe the entire pakage is over 2mil. The house itself unfurnished is 1.7mil from what i read. Property tax is not including the 500,000.00 cash. Income tax would include it. 1.7mil house is what the property taxes should be figured on. | ||||

hmmm. my read of the prize numbers still suggests that the home plus furnishings/merch is 1.7 million total. is there info somewhere else that i am not aware of? here's the copy from the rules below. am i reading it wrong? "One (1) Grand Prize Winner shall win the Grand Prize which consists of: (i) the home located in Kiawah Island, South Carolina (the "HGTV Dream Home") that is featured in the "HGTV Dream Home" special (including home furnishings and merchandise as determined by Sponsor in cooperation with the Participating Parties and installed prior to conveyance) (approximate retail value ("ARV"): $1,700,000);" | ||||

Property tax is not the same as the income tax you will pay on the WHOLE prize package. And that bill comes annually. | ||||

I do think you are correct Vinnie. Lets say the furnishings are $160,000 to $200,000 thousand, that make the house value around $1.5mil. hi. i am not sure why you keep mentioning income tax when we are talking about property taxes, Vinnie. My point this entire thread has been about property taxes not being based on the $1.7 mill figure b/c that include furnishings/merch. what in my posts makes you think i am referring to income taxes? originally i posted that in past years the furnishings/merch accounted for approx $100,000 which would make property taxes based on a number closer to $1.6. again...not referring to income taxes at all. trying to understand your point in reiterating the income tax statement to my post! | ||||

As in the past, we like to look at all costs, income, property, HOA, etc. They provide information as to a person's ability to be able to keep the home or take the cash value. When Vinnie began this thread, I know he hoped for all perspectives. Thank you for yours as property tax is a constant cost to keep abreast of.. and thanks for your reply NJ. i've been on the board a while and i am aware of all you wrote. however, it's irrelevant to my question! i am wondering if i am missing something that V is trying to point out in reference to my comments. of course, in the total tax costs, the $100,000 or so affecting the yearly property taxes is a drop in the bucket. for individuals able to afford and maintain a home in Kiawah it probably wouldn't make much difference! | ||||

I'm DEFINITELY moving there if I were to be so lucky as to win!! I've got a good accountant and he can advise me how to save most of the winnings and plan for expenses. I plan to get a job in Charleston County and work at least part time for daily living expenses....not ready to completely retire yet! | ||||

I KNOW I'm living in the DH. Just have to figure out how to get over that initial tax burden... It' would be interesting to know how many winners actually have stayed living in the DH longer than a couple of years. Those stats would tell us loads on how affordable it really is, in the long run. As I see it, if I can get thru the initial income tax burden I would be 'good to go' regarding the property taxes and HOA dues. Not sure if I will be able to join the GC, but the public courses and public beach suit me just fine! Best of luck to all! YES! I agree.....let it be one of us who areee interested enough to dream about it and talk about it and find out all the information we can. I always hate it in a big lottery or big contest when the winner doesn't really "deserve" the prize (or needs it) | ||||
