The DH has 3000 square feet. One can suppose that is under air.

It depends if the lower level is included in that 3000 square feet. Usually, the garage is not included in total square feet. But this is a very unique lower level, since it also has an informal living area. The lower level is NOT air conditioned, as described in the captions under the garage pictures:

"The garage's unique breakaway wall system is clad in PVC slats and screening, which guards against bugs and animals. A PVC-slatted and screened-in wall treatment allows cool breezes to flow through and flood waters to escape during hurricane conditions."

It's funny that hurricanes are considered a "condition"!

Well, Web, the plans don't include dimensions, but this old crusty has sized it up.
TangoW's been wrong before on heaven's who knows how much stuff, but
hereby declares the three thousand sq feet of space excludes the ground level. It brings the cost per sq ft into a more reasonable figure. Marry a millionaire and move in. :>)

I agree Tango, sq ft is usually based on the living area.
